First time developer better don't, dont gamble that just my thinking. Z residence at least we knew who is developer can not lari lah.
I choose Z because free hold

B.oug freehold. Z, kr1 & 2 compete to vp. The one who vp late will hold longer and fight for tenant when vp.

Density will increase to roughly extra 3k+ units tgt with b.oug. Surrounding area nearby will compete even more intensive with parklane & other developments along Jln puchong for 1st home buyers.

Holding power expected unless throw price when vp. Depending on market sentiment after completion will take estimated 6 mths to 1 yr to full vp or market absorption depending on economic situation.

My own analysis 2 kupang or probably most of u guys know this.

can i know what material/brand that KR2 will use? eg flooring, air cond, heater, and etc? because there is no showroom unit for buyer to "feels" the actual unit.. even there is none for KR1..i think alvin should know as i think he's the agent for this property.tq

True!!! If you don't have show unit, how do I know what "material" you will be using to build the > 400k/unit de luxury apartment? ohmy.gif

Actually da sales brochure was very badly done I should say, hardly gave any details. I am expecting it to be a very basic unit, maybe homogeneous tiles, bedroom basic timber flooring, clear glass, at most nyatoh door, instant water heater. Even the plan does not show where are the places which they have ceiling, without ceilings, there is no way they are going to hide the refrigerant pipes.

SA told that they have no intention to build the show unit as Phase 1 sold out in 1 week.

No show unit for phase 1 & phase 2...

To share i when for the KR1 launch, i decided not to buy bc very near kesas and land small. i was told KR2 opp side. in term of location i think KR2 it is better. Can u let me know the price and launch date

kiara 1 is very low density among all nearby recent launch project.
kiara 1: 4.53 acres shared by 360 units
kiara 2: 6.07 acres shared by 720 units

the walking distance from LRT station to reach the condo entrence for kiara 1 and 2 is the same, which roughly 250 to 300m.

kiara 1 and 2 both having same distance of facing kesas. the other side of kiara 1 facing future project, Rainz but the other side of kiara 2 is facing LRT track.

so, kiara 1 is better in term of density and location compared to kiara 2. however, ppl could not get a unit because mostly taken up by internal staff. now, only can wait for kiara 2 launch.

u can go for KM1 or uoa that launch recent project if you have no confident with kiara developer so that more chance given to other who want to grab kiara 2.
