The development on the west of chimes is expected to be cluster home according to one of the sales guys. He did say this might change to other type, but definately residential. Not sure why u say 24x75 is congested. The new development will serve by another access road for sure.

One question, for triangular lot, my thought u that better to have wide front and tighter rear, but is told the opposite is good for fengsui.... Anyone has clue?

Last but not least, if I intend to change the lot I booked , u think they allow?

If u want to buy for own stay, and dont mind to stay in remote area, u can go ahead.

If for investment, need to think twice. First mover advantage doesnt always apply in property investment. It could be first mover disadvantage.

Take the example of Setia Alam, the 1st batch of houses launched back in 2003 or 2005, those who went in first didn't make much, compared to those who went in Setia Alam on 2007-08, when the township gradually grow and commerical started to kick in.

I just came back from Putrajaya today. If Rimbayu is to the west of Bandar Saujana Putra, then it is indeed very near CyberJ and Putrajaya. Right after Saujana Putra exit is Putra Heights exit. If using this highway (don't know what it is called, it's the one we all use to go Dengkil and KLIA), the. I don't think Rimbayu is far. People don't think Putra Heights is far these days.

The problem I have with Rimbayu is it being leasehold. With so many FH property surrounding it, this project is really much akin to Kota Damansara having TTDI and BU surrounding them. KD is good just because its in Damansara. Will Rimbayu be the same? Hard to say.

Wow, the over-crowding of purchasers as if there are not many projects in the vicinity. Kinda funny i.e. when the global economy is not doing well, there are few purchasers looking for homes even the price is reasonable. When Malaysia's economy is having a down- turn, so many purchasers crowding to buy.

Problem is how many ppl go to Cyberjaya/Putrajaya?

RImbayu want to go Klang is quite far, want to go Subang u need go thru KK, thats additional 5km not to mention the potential jam (KK now already jam liao the first roundabout). So Rimbayu/Canal City's access is really trpoublesome.

Some might say SKVE access... loook properly... the dont have own access to SKVE, need go to Saujana Putra... another potential jam in the making..,

Yes, its next to Saujana Putra, infact RImbayu's SKVE access if going THRU Saujana and using the same exit.

As for leasehold... thats not too worrisome IMHO, cause its 99 years (by the way the lease started in 2012, anyone knows if IJM renewed the lease when giving VP?) by then most of us, heck even our children not around anymore. Also Malaysia is onyl 59 years old.. that just goes to show how long is 99 years..

Years ago I have the same mindset as you, FH FH only. But it didn't take me long to see that some of my friends' leasehold prop perform even better than my freehold. Rupanya concept is the winner, not FH LH, the changes in the surrounding brings the capital gains, the development itself, instead of the title itself.

At this moment I thought of a good example, check out Mahsing M Residence 1 and 2, they are literally same developer, right by each other, like minutes drive away.
MR1 is freehold, individual title, MR2 is leasehold, strata title. Check out subsale pricing, MR2 command slightly higher pricing, MR1 I was still offered below 400k before CNY while MR2 die die also can get 430k only. Because in strata the concept is right, better maintenance is what people want these days.

For leasehold renewal, the Rimbayu marketing team told me that, they will be there for another 10 years to develop all the land. If the parcel (new development) lease being renewed and your parcel within it, it will get renewed as well.

All this parcel marking, boundary is within pejabat tanah.
