This is how a property stock can manipulate before going for IPO :-

1) use large bank borrowing to aggressively develop and capture good profit in year 2011/2012/13  to show very good growth,( actually giving tail end effects )

2)  go for IPO at a very good price  using 1) to show supportive good results

3) using IPO ( money from the public ) to pay back bank loans

4) Thereafter in Year 2014, company performance drops drastically. Small investors start to cry while big shots offload their shares long before the arrival of Year 2014.

IB should also play a part on how to maximise these strategies.

Just my view.

If that is the fomula for a good IPO so be it...
It all the same ... we buys if we think that there will be a buyer that want to pay extra...
Most ppl don't say that " I will only sell above 5.00. because the value is 5.00 "
Most ppl like me I will sell at any value above 2.90 because I pay 2.90 and i don't know the real value.
That is just my view.

That why I applied for 50 lots

I agree with you on this. Base on the PE alone, UOA on it's IPO price is not cheap. It is all purely base on forecasted growth for the years to come. True enough, if the property bubble in Klang Valley were to go burst, it will definitely affect the growth of UOA and eventually the stock price. UOA current flagship project is Bangsar South City. Well, I applied some small lots and planning for a quickie (sell on first day if get some and take profit). I'm more a prudent in the risk appetite because I find property stocks are usually at higher risk. Dividend yield not so attractive as well compared to other sector. I will only buy it for long term if the PE is really low, like Tambun. That's my view.

But UOA and Tambun is different that, UOA has a better and more reputable name, hence can attract big players and foreign manager to invest in the stock. Support will be there, but the question is can the investors tolerate the risk of the property value that might burst. icon_rolleyes.gif

Ohhhh. Now I see what u're tryin to say. Well, can you tell me or us what IB to avoid?

In DOW dropped 50%?

I think you still thinking very negatively. Its all depends on SENTIMENT, price action on the day itself.
Recent mega IPO for example was LINKEDIN CORP - a unprofitable social networking company. IPO 45$, open $84, high $122, current $97. This is purely rubbish compare to UOA, really.

Analysis
Price/Earnings  100.0x
Price/Sales  13.2x
Price/Book  126.7x
Price/Cash Flow  211.7x
TEV/Sales          27.8x

In the end, YOU just put here I DON"T LIKE UOA, they are RUBBISH... Finish story liao... LOL, no need to pour petrol in a burning fire.. it might get to you.

Ok, I've applied for this IPO via ATM.

The reasons why I like UOA Development:
1. Strong brand name. UOA is known among investors as a builder of premium properties that delivers ahead of shedule. Some ppl may recommend certain other developer stock because ....... oh, oh! Low PE!.......but note that there are some developers with quality control issues, have a reputation for delivering late, have land in so so locations, or are smallish, and hence trading at a discount. Quality does not come cheap, people.

2. Major player. UOA Dev will be the 4th largest property stock in Bursa after listing.

3. Institutional support. EPF as cornerstone investor. Enuff said.

4. Landbank in prime locations.

5. FY11 earnings surge. Selling property is not like selling 3-in-1 coffee. Earnings zig zag cause of the timing of launches and completion. Earnings for FY11 are estimated to be at least double that of previous year.

As for property prices dropping/market crashing ..... LOL: People have been 'warning' about that for years.

There's a 'will property prices drop?' thread started 3 years ago. Prices have gone up a lot since then wink.gif
http://forum.lowyat.net/topic/741185
http://forum.lowyat.net/topic/1763572

And in the unlikely event of a property market crash, it'll affect those low PE property counters as well. In fact, it'll affect the whole stock market whistling.gif

Sekian.

People come and rant here that there are property bubble. I see no bubble here.

In HK, the purportedly property bubble is being said since 2008 during the American crash, but now properties price there are up by nearing 50% in major area.

Back to KL, price per sq feet in KLCC was 800-900 and now 1200-1400psf. Go figure.

My personal view... i think the result of book building would be lower institutional price. Hence there will be refund for those retail investor. IMHO there should be premium attach to this IPO. So x worry.

Wanna ask - if I apply using Maybank ATM, how to check if my application is successful?

I know money will be refunded into bank account if not successful. But if money is not refunded, does not automatically mean successful as a number of applications will be held in reserve and will only be returned with 10 market days.

If you have internet banking, you can see that under the eShare status.
Also refund maybe a few hours later than the official result from the page, so make very little difference.

You can still check with their website with your IC Number I think, but that one most likely going to be slower than all the banks tongue.gif

I don't want to comment about this or any other IPO coz i'm practically naive about stock market.

Just want to give my 2-cent opinion on property. Property burst? Friends, ive been hearding people talked about that since 15 years ago ("don't want to buy that house lah..so expensive, nanti property burst, price sure come down one" and after 2 or 3 years, "aiiyyaaa, should have bought that house lah, price sudah almost double oo...")

Most of the reputable developers have developments within the Klang Valley and tell me which of their developments (especially the landed ones) in Klang Valley-proper experience drop in price (compared to the original developer's price) - just name one, enough.
We need land to develop properties and land is a finite resource and that resource is shrinking fast day by day. Housing is one of the 3 basic human need/demand and add in the speculative demand factor (esp. in Klang Valley).
