haha...for my case, i reported several times for same defect form.

1. IOI Defect list
2. Complain at IOI office
3. Email complain to IOI customer service
4. Website submission of defect
5. Spot check every week on status and complain during weekday.

Till each time i go to their office, they can remember my Lot number without i mentioned. tongue.gif

For my defect list 2, i need to signed for item 1, 3 and 4.

Now , just got 1 more defect "Car porch Leaking" when raining. Just submitted the defect form. let see how long they are going to repair it.

still waiting as well. normally how long they will pull fiber from phase 2. I have lodged as interest for unifi and maxis. Only maxis called me but according to them no line yet. Need to wait , dunno how long.

Have you register as interest subscriber for maxis / unifi?

Currently still thinking what other provider should subscribe.

Streamyx - No line
Unifi - No fibre
Maxis - No fibre
YES - Tested. Just 1 bar. Reported to them, according to them our area is on the edge so consider lucky can get 1 bar.
P1 - Not sure.
U Mobile - Not sure.

anyone tested other provider, please advice as without internet or limited quota may become an issue. Feel like living in a jungle. sad.gif

the guard is useless. Just wave your hand and everyone is their friend. Correct guard should stop the car from passing by and must put sticker that you 're the owner.
For stranger , must call to house owner before let the car pass by.(for verification)

Nowaday thief are rich. Drive BMW can pass by our guard nose... smile.gif

i've applied. But they dont even bother to call back. Maxis fibre at least got call me. But too bad coz if TM don't pull fibre.

Sorry, you're cadia / dura? Currently fibre only at Phase 2. So they need time to pull to Cadia before reach Dura.

Going to subscribe to maxis wireless broadband soon...

Probably. The cost of hacking and. Built the car porch won't come cheap. TFR charge around 20k for that for current time. Another 2 years,probably everything will go up + GST.

according to them front expensive due to pipe, allocate dustbin, auto gate + electrical,etc. Checked with those of my friend who has did reno at this home. they say normal. anything to do with hacking is super expensive...
extend kitchen - full wall + door + roof = 10K
extend kitchen - just grill + skylight = 4+k
Grill (normal) = 1.8k
grill (upgraded) = 1.8 k + 2k more

but please allocate more as this is current quote that i got during my reno. Probably can get cheaper if find other contractor. For me, i'm happy with TFR services (just a bit expensive) but guarantee deliver.

Yup. Just move in and work at PJ. For me there are several area which are traffic jam. Here is some route that i have tested

a) LKSA - minor jam. but traffic jam built up when exit to federal highway
-Heavy Traffic jam to federal to KL, Subang & PJ

b) Kesas -
Tested 7.00 am, 7.30 am , 8.00 am , 8.30 am
Long wait at traffic light (in front of us and smk jalan kebun). Not heavy traffic but just need to wait for traffic light.
I skipped using tol and use bt rimau. So estimate around 10 min before reach to kesas / home. Should be faster if use toll but RM 2.00 for short distance is not worth it unless very urgent.
Moderate traffic at KESAS. Just heavy traffic jam when exit to USJ, Shah Alam (near hicom)

You need to use waze / google map to identify which route

Majority my neighbour went out before 7am.

lol...well not as worse at mine. i still can recalled that last two years when i place a booking just 1 week before CNY.
It won't take them more than 3 days to approve your loan. I still can recalled that i get alliance bank (panel from IOI sales office). Took them a week. Fed up so i just walk in to maybank , HSBC, Citibank and Hong leong. Most bank will give you result within 3- 5 days. my advise, apply all bank and choose which one give you the best.

Just about the right time before i sign my s & p. (if you take loan from bank).

10% must pay within 2 week - down payment . If you take KWSP, then 45 days.

So CNY not really a big issue. as most bank start working after 3rd day. I use CNY break to meet those bank officer.smile.gif

Then after sign bank agreement, you need to follow up with lawyer & bank. to make sure they release $$$ within 90 days. If not, then you will get penalty for late payment.

My case that time, house already 25%. So after deducted 10% (downpayment), i need another 15%. So it really ball down to felicia how many percentage already completed. If so many percentage completed, then u really need to push harder.

Call lawyer and lawyer every 2 week to check the status. Where is the pending and issue?

Anyway, now i think is your next step....lol....

developer give you 90 days after you place your booking fees. Normally bank wont delay coz they want to earn interest from you. the sooner bank release, then bank can charge you interest based on $$ release.

Dont worry especially this year property start to slow down. mean more faster processing since less people apply to buy house.
