I bought one last Saturday.. corner lot RM328k (bumi) non bumi RM341k

dunno la..they said this house got 2 SMP (x tau ape tu) huhu.. so they ask to go for private loan.

Ermm cadia supposed to handover around august, based on the snp signed as i'm one of the earliest purchaser for cadia..

Dura i think a month after cadia launched kan? Probably cadia n dura will vp together-gether..

By the way, is the pictures are ur unit? Really like dura color compared to cadia..maybe will do new external painting for my unit..

Have anyone saw advertisement by top fellowship contractor? Is it good deal? Package around 13k for plasterceiling at hall, dining, wet kitchen together with cornish and lighting, L shaped kitchen kabinet with full height top cabinet, new internal painting works, full iron grilled..

Hopefully but if i'm not mistaken Dura suppose to due on Nov 2013. regarding the picture, that is not my unit. Just happy on my house road with address so i just snap the picture.

Just drove pass by cadia, i think they have lock the gate whereby dura still doing some external painting and water meter not yet in.

i do saw the advertisement by top fellowship @ facebook as well but the question is top fellowship a good contractor ? Look like they do renovation for Phase 1 & 2 as well. I will probably do some custom renovation rather than choose the package as advertise. Example:-

a) pattern of the iron grill . Probably different from the one that you like
b) Kitchen cabinet around 7K? hmm...look very expensive.

Any idea on intermediate lot cost & do they have show unit ready?

just called ioi, cadia VP should be in this month or next month. But not sure on the MOT. anybody know when? need to check with snp laywer maybe kan?

For VP, purchaser need to pay for maintenance fee amounting RM450, cukai pintu and taksiran (if i'm not mistaken). so total around RM550++ la u need to prepare.

Thank for the info. by the way, MOT= Master of Title, need to check with lawyer. That will cost 5K+ based on my finding last time when sign S & P.

Did you manage to get the dimension? Besides, your layout could be different(depend your kitchen on left side /right side) and you may different depend on where you want to put fridge and washing machine

did u managed to get the dimension too bro?

my kitchen is on the right side. My dimension is around 2.23m X 2.56m (windows glass side)

Today, i just visited Felicia show unit while checking my unit. This phase came with 3 room + 2 bathroom. Show unit open till 7pm.
Meanwhile EMBER phase construction seem very fast.

Hi there. I'm just a newbie here.

Anyway, yesterday I also have a look at the show unit for Felicia.

It was a end lot right? 20x65. With around 4-5 feet extra right?

Anyhow.. upon checking the house, the house was actually around 15-16feet wide and around 35-37 feet long. That's mean yes, the land is 20x65 but the built up house just around 16x37 feet only. (I calculated based on the tiles as the tiles is around 1 feet).

What do you guys think?

You really calculated. Got 2 show unit (1 is corner and another one is just next to it(intermediate unit). Well, i just busy body and go checked up since new unit. I'm not sure what is the built up area. Like Dura is 20 X 70 but built up area is 20' X 50'. 20' go to car porch. Too bad the web site did not put Ember and Felicia Floor plan.

Yup, have to calculate as the price is a bit high compare to the unit that I book at Jalan Kebun that just around 5 minutes from Felicia. I book for an end lot house 28x69 / free hold / build up 20x43 (building), 20x53 (to car porch) and 20x63 (to gate). 8 feet balance at my right side and 6 feet balance at the back. The price is just RM234800. Well, but the fencing is just a normal fencing and the car porch is just cement render. That's the only setback. Apart from that, should be no prob. Furthermore.. this is Freehold + Malay Reserve. 4r2b unit. I heard that they will be open a new phase at Bukit Naga but for 3r2b with price RM2++,000 soon. The previous Bukit Naga already finished, sold like hot cake the agent said.

The Felicia is leasehold and comparing the price.. well for me it a bit expensive. Anyhow, refer to our current house price in Klang, the price might be reasonable.
