i'm going for public bank.. UOB offer me as well.. but public bank offer alil bit better than UOB.. HSBC > totally no sound from the banker.. i think she know that i won't take HSBC loan as the maximum loan is only 35 years [including 3 years construction]
UOB > BLR-2.4
Public > BLR - 2.5[first year] BLR - 2.4[2nd onwards]
all 3 years lock in based on first drawdown
this weekend will sign snp + loan agreement..
hopefully the 5% stated is really there ~ signing snp that time will have the 5% as stated by the agent.
Don't know what else shud it take note during signing snp..
too bad there's not much discussion over here.. if not i can get more info from sutera maya neighbour smile.gif

The my car park, i dont really know where is the unit located...maybe will check with my home minister later. just go there and pay the 10% deposit....and sign your name.

That road itself will be super crazy traffic congestion thanks to the 4 to 5 projects on that road itself.

oh oh.. i thought the lawyer who bring u the snp to sign.. will explain ? or u tell him u're too busy ? ahaa... for my case, he explained well smile.gif i didn't notice the car park is tandem until my friend told me during half way signing snp..
got a friend also bought one unit together with me : )

Today i went Parklane OUG and Sutera Maya itself...not much units left for Sutera Maya. Maintenance fee for Sutera Maya is expensive think is around RM330 per mth. Wondering if is for investment, is it a good one? will it have capital appreciation upon completion?

Less dense off coz always better than high dense. What u pay is what you get mah ... for investment purpose also low dense better less competition to sell when completed.

maintenance fee rm0.25 psf (include sinking fund)..
not much facilities..
pretty expensive..dont u think..?
smmore not much unit left...except those facing west..
evening sun will be like sauna...

if for investment.. i think its kinda hard.. unless u can find some rich ppl rent ur unit.. capital appreciation i duno.. have to ask sifu sifu investor..
if for investment, i think it will be better to go for parklane.. as the price will be cheaper.. so might have higher % to have the rental cover up the monthly repayment for bank tongue.gif

agreed... lesser competition... oug parklane.. if want to sell.. super hard ... 4k unit.. even now those flipper want to flip also hard.. all also flipping.. want to flip also hard unless u have some extra freebies that other doesn't have..

what else facilities to expect ? anyway.. i only need swimming pool, badminton court and maybe gym.. smile.gif
yeah yeah.. most of the unit left is face west.. got mine facing east (thank god).. end up have to pay more for it.. previously was aiming a unit with 430k.. but it face west.. and low floor..
agreed with the evening sun... unless u're very rich la.. can open air con 24 hr~
