but last time i read soft in the star...maybe i got it wrong. anyway it should be soft as well cause tt piece of land use to be use for palm oil estate, if i am not mistaken...

Today I just call Duta Kinrara office, developer price drop almost 10% leh, this project has some similarity with The Glades, featuring high end quality with high eng pricing, do you think Sime Darby will drop the price or not? Give me some clue yor.. notworthy.gif

The Glades is selling their green concept and I don't think they will reduce their price from current pricing. Sime Darby always confident with themselves. Wondering the quality and material using for Glades is really up to standard, which I don't think so.

Bukit Jelutong super bungalow and Semi D, was failure in subsales and fair value only can get 30-40% lower ( unless valuer willing to mark up higher ). The quality, heard from it's owner was so so or okok only.

For Seri Pilmoor, at least it is Ara Damansara and surrounded by high end superlink reach million.

The Glades, same price with Pilmoor is quite non sense and totally overprice. Somemore Putra Heights and not even Subang Jaya nor USJ. Even USJ Heights Avalon already not a popular product.

However, Avalon is more flop than Glades. Sorry Sime. I only can say the below 1mil property like Denai Alam or The Isola can buy.

the glades will have condominium development. what do you think for the price since this development will be fully gated and guarded coupled with great facilities and green technology. @)

The condominium finally come?

The townhouse, superlink and semi dee already much higher than market expectation.

I am sure condo is the same. My guess should be RM 550 to 650 psf. Also depends how large it is.

In my opinion, SD being so rich holds the pen to determine how the design of the future of PH will be. Average person like me would like to get into PH too. I am not keen in the older development but the newer ones but the price is the biggest obstacle.

I just don't know. Maybe I am not intelligent enough to figure out why property at this price can sell in PH. But I am the product of the highly rated Malaysian education system.
