buy fast for the house with better position / orientation.
buy now also if you can afford before the price shooting up.
once more developers deliver the projects and ppl see the actual products surrounded by excellent living environment, it won't be cheap anymore.
always one thing - pioneer makes the most!

whether the size is big or small, if family friendly unit i think selling price starts from Rm 700K sounds a bit right.
This will help to push ppl accepting LV which is Rm 1.1mil+ a better buy.

Travel route studies from SEG project direct interchange (Lingkaran Putrajaya) to nearby amenities:-
a). Promenade @ 8 shopping mall - 8.4KM ~ 10mins.
b). IOI Resort City Mall - 16KM ~ 12 mins.
c). KLIA - 28.9KM ~ 20 mins.
d). Puchong downtown - 22.6Km ~17 mins.
e). One Utama - 40km ~ 30 mins.
f). Mid Valley - 22KM ~ 21 mins.
g). Hotel Sri Petaling - 20Km 17 mins.

As a self-contained township included Putrajaya:-
a). Pullman lake Hotel - 11.7KM ~ 10mins.
b). Putrajaya Conventional Centre - 11.7KM ~ 10mins.
c). Shangri-la Hotel - 11KM ~ 10mins.

My personal view is that with more events being organized in Putrajaya, Cyberjaya will indirectly dragged ppl attention into the township development too. No doubt that the klang valley development is moving south now. Even places like Dengkil, semi-D already selling Rm 1.0mil+. Next way forward is to build up more commercials and offer job opp.

I think it's mainly because the leftover units do not have good position n orientation - backing highway etc.
Pricing wise - SEG is still one of the best buy in cyber.

It's really the personal choice but i guess ppl who stays in semi-D prefer to open up all windows, sliding doors widely to enjoy the morning sunlight, breeze and seeing kids playing in own side garden while the mother cooking dinner inside the house. Moreover, some ppl prefer natural air than A/C thus they like to open up the window at night time when sleeping too.
Imagine that if the unit is backing highways with heavy traffic, noise and dust may be some issues expecially rainiy day even though there is sound barrier + extra 79' of orchard garden there.
So, it goes back to your personal choice. Why and what kind of lifestyle you want to enjoy when staying in a semi-D?

For Grasilis - backing inner road of SEG (direct interchange from Lingkaran Putrajaya into SEG - MCT lakefront , Pangaea, The Arc etc owners will be using this road - will be busy the way i look at it).

For Ludwigia - The units that are the same row with club house - 2 way each direction future highway to Puchong -maybe you check with SA again what;s the actual distance from your premise to the curb of the hwy? i remember it's about 79'~.

As mentioned by bro XYYAP - it's a give and take consideration. Developer knows this very well thus they offering 79' Orchard Garden to Ludwigia unit and 20'+ orchard garden to inner road of SEG.

Also, if you study the 2nd phase of semi-D plan, you will notice that the units that are same row with club house not only close to MCT lakefront condo + backing future hwy to puchong + also flyover Lingkaran Putrajaya. The moment you open up the window, you can see flyover there. That's why i think buying phase 1 is always better than phase 2 because, cheaper, better location + orientation.

Expensive is very subjective and it varies on personal.
But I think 26x95 F/H, GnG, great accessibilities plus upcoming commercials malls and within 20mins drive to major areas like puchong, USJ, KLCC are reasonable.
Not to mention also development in SEG is waterfront plus landscape GBI certified project. For those appreciate greenery, it's a very reasonable price especially other projects in Klang valley are alr reaching million+ / - .
For a similar type unit in desa park city, you probably need to pay additional 50% or more!

By the time SEG VP and ppl start to notice cyber + SEG as built condition, many will regret not to buy in 2012/3 with RM 1.0mil+.
Easily, subsales price will be RM 1.4mil+ and above in year 2015/6.
So, 20+% appreciation is possible.

Not sure for others but i dont intend to sell until retirement.
Use real estate to lock in the inflation than making money ma.
Landed will be precious in SEG once all sold off and developer selling high rise.
Similar ball game like DPC ma.
