Confirm it's not ex-mining land bro.
Been there several times when they just launched SEG and busy doing the site clearing.
As you can see in photos below it was some plantation land.

Confirmed it's not swamp land la bro - plantation land YES.
Went there several times to see how they did site clearing, ground works platform cutting / filling etc.

If SEG phase 1 completed by 2015 Oct. The timing just sounds about right.
As per current construction progress, Cyberjaya will have:-
a). D'pulze - shopping 2014.
b). CBD Perdana 3 - shopping 2015.
c). IOI resort city - 2014/15.
d). Promenade @ 8 - 2014.
e). SRJK C - 2015/16.
f). Premium outlet at Sepang - 2015

If can stretch a little bit, best to buy semi-D at Rm 1.7 - Rm 1.8mil.
Just another Rm500K only but you get 41' x 95' with BU of 3200ft2+

Unit LV050 - the downside is you don't have orchard garden like phase 1 + busy traffic (2 lanes) behind your house.
That's why they compensate you with extra Rm50K to get 843ft2 at the back.
If you can accept more cars travel from the direct interchange via Lingkaran Putrajaya into SEG / MCT lakefront / Segi College / HSC medical etc then go for it. Of course, I think sound barrier walls will be built too (u better check and confirm).

I don't think there is an orchard garden in phase 2 except those units backing future proposed highway to Puchong.

Really curious how much they will be selling the bungalow / mansion on "Isle of Kamares", "Jewels of Grasmere" and "Isle of Botanica" especially those with wider view on water / fountains. This could be the last few phases of the project which the price comes with premium. Maybe Rm 5.0mil-Rm 6.0mil???

Cyber is gaining more momentum now compares to last 1-2 years.
Once more advertisement, road show, published and new D'pulze shopping mall opened, ppl will view cyber differently.
1st batch of shopping malls to watch out are - Promenade @ 8 followed by D'pulze then IOI Resort City Mall.
There are still plenty of lands next to IOI Resort city mall. Once population in nearby areas shoot up, they will continue to expand and build x 3. Can be bigger than One U? smile.gif

from what I understand, many oil n gas, bankers, plus 2-3 lawyers bought there.
