QUOTE(TheDoer @ Mar 24 2011, 04:32 PM)
The demand is from the speculators themselves.  It is not self sustaining, but it won't last.
1. Old cash rich folks.  Instead of putting their money under the pillow they heard from people that props are a good hedge against inflation, and sure to go up.    (Speculation)

2. Foreigners. They heard that prop market here very cheap, and seems like will keep going up (Speculation)

3. Malaysians working overseas.  Donno what to do with money while working abroad. Unable to afford house overseas. Hope to use prop to stash their cash, which they hope they could use when they come back.  (Speculation)

The real demand comes from genuine home buyers. but they are lacking.
How is the prop price going to increase without demand from genuine buyers?
*
i second that rclxms.gif
at the end.. flipper, speculator , investor, they need genuine home buyers to buy those props from them..

i remember one of the forumers here keep stressing that there will be a lot of new grads coming out...
*
yeah.. new grads coming out to work..
if there's alot of new grads with rich parents..
then they will buy..
if they dun have rich parent to support them..
how did they vomit out the $$ buying subsale from speculator, flipper, etc etc ??
like me T_T
buy new launch is muuch more cheaper than buying subsale [condo i mean.. < 2 years one]
new launch.. pay 10% only.. free snp, fee's etc etc
buy subsale.. pay 10% + RMxx,000 jacked up from speculator + berbagai bagai fee's..

no no.. income won't drop
why need relate with prop with income ? thou it will relate a bit.. but not necessary ma..
props drop.. ppl declaring bankrupt will be increase

if subsale is not doing well for 1 year.. i think property will drop biggrin.gif or just stay at same price hehe..
after that we just wait for them to sell it cheaper.. without jacking up the price.. at least follow market value..

sekali luck not tat good.. car need to get repaired..
too many unexpected thing to worry liao..
this one aiming to low income yeah..
if the person income 30k.. then 20% left is sufficient for them la biggrin.gif

u plan to buy subsale condo or new launch condo?
*
most probably i will go for new launch property..
dun have much $$ on hand .. so kenot buy subsale condo..
gf prefer subsale cus.. she worried developer po chan.. then ended up we dun have the house..
subsale, seller jack up price + snp + berbagai bagai fee's + 10% downpayment.. T_T
my $$ oni ngam ngam can pay 10% of downpayment nie.. so i can oni look at new launch where there is possibility that developer will bare the fee's

QUOTE(godutch @ Apr 6 2011, 12:18 PM)
i hv been monitoring prices of properties that i desire to buy for own stay for months. noticed only a few were lowering prices by around 5%. But i think prices will be adjusted by end of this year due to inflation pressure.

living cost is trending higher and higher. E.g the grilled ikan pari (small portion) at a hawker center near my house increased to RM13 from RM10, this is 30% increase.

And i know many of my colleagues and friends, friends' friends have started to use RON95 instead of RON97 after the latter's price increased to RM2.7 per litre. This means the government's subsidy on petrol is increasing as more people using RON95 now. This is in addition to the government's initial plan to subsidize only RM0.30 per litre of RON95. But with Crude Oil price at USD108, the government is surely subsidizing more than the RM0.30 per litre now (maybe GE is around the corner???)

The question is now: how long can the Govt Tahan not to increase RON95 price ???

for genuine buyers who are buying for own stay (like myself) , this is a group that will take into consideration affordability. As inflation kicks in, we may need to redo our family budget  biggrin.gif so most propably will put on hold any plans to buy for a while (of course i am refering to those who can afford to wait) .

With more buyers putting on hold, when interest rates started to increase to curb inflation, i believe there will be sellers who are willing to profit less (asking price for properties in certain areas was > 50% with some close to 100% of the so called investors' original purchase price) and lower their asking price (they don't rugi anyway).
*
+1 biggrin.gif i'm in the group who's waiting..

LOL.. i went for vacation.. yesterday baru balik..

we must trust bolehland.. biggrin.gif
but still.. i'm going to wait.. >.<

QUOTE(soongkm @ Apr 7 2011, 04:52 PM)
Hahahah....ya lor, join us la.  Let's listen to all those property owners / speculators to try to have us believe, that it will go up and up and up....These property owners will like us to believe that it will go up and buy buy buy....

Dream on la, property speculators.  Your days are numbered, this will be know as start of the end...prices will adjust by end of this year.  People don't be fooled by these property owners, developers and real estate people!  Hold your money boys...look forward to "shopping" trip on property by end of this year and early next year....

From here, the only way for property prices is SOUTH!

Don't get me wrong, i am not a bargain hunter, i am a property owner, but i am just being honest.  Property prices will be adjusted this year!
*
they start to kenot tahan edi.. biggrin.gif once their unit is finish build.. they will have to start pay the monthly installment.. see how many they grab during launching time.. if 5.. then jialat liao they pay the monthly installment..

QUOTE(dtna7 @ Apr 7 2011, 05:14 PM)
for those who wants the prop bubble to burst...

what makes you think you can afford it during that time?

If you cant afford it now, I dont see how u can afford it by then.

Instead of hoping + praying that it will burst, why dont you make yourself affordable?

Period.
*
we're saving up now luh.. keeping our bullet.. wait it crash then we shoot biggrin.gif
what do u think we're doing now ?? while the props skyrocketing.. we're SAVING now lehh.. =.=

QUOTE(soongkm @ Apr 7 2011, 05:48 PM)
Totally support!  Don't buy property now, especially the new launches!  But subsales which are more than 5 years old.  Don't let the speculators get away with this, that is sucking people's money out of a ponzi scheme.
*
oh oh.. yeah.. i'll support those props that are more than 5 years old... support !! support BN !! opps..

QUOTE(kochin @ Apr 7 2011, 07:48 PM)
good example.
but just to add on there are exceptions. i remember when chinese tea was 10 cents per glass. then 20 cents, then 30 cents. when it cost 50 cents per glass, i remember myself boycotting a drink during meals for the longest of time. eventually, not jus myself but everybody starts drinking chinese tea as it is still one of the cheapest drink during meals.
how much is a cup of chinese tea now and what will be a glass costs in the future? i dunno but i'm hoping the price will come down by heart, but my brain is telling me 'dream on'.
*
by what i've read from all ur post..
i dun think u hope the price will come down by heart
