one of the problems for this PLace is the centralised aircond managed by management office and owner needs to pay it min amount i think. And MCT commercial leasing team is sleeping....retails downstairs tak da activties pun.

This is actually normal. Especially in cyberjaya and especially studio unit.

Garden Plaza
Mutiara Ville
etc

Can get studio unit 450sqft at 200k plus only. Rent out 1k only is enough rental able to cover your loan repayment + maintenance.

True, these studio in the list could only rent out about 1-1.2k. But then Garden Plaza is the basic one and lately the demand is getting better.

Dont buy unless u get below 200k and be ready without appreciation for another 2 years min..

U cant see the future i think..min 2 years must hold on and try get below 200k..thats the safest way i think if he want ro jump in for the moment..

If got bridge to the station..if not still far coz the place entrance not in the main road..

The CCC station is directly in front of LKW, that's the reason I considering this Place
