A lot of controversy cud have been avoided if Nadayu had made the 60 day rule for advanced completion project very clear at time of booking so that buyers have a choice to accept these terms i.e. accept the high likelihood of paying some 'late payment' interest vs saving interest by buying an advanced completed property or, if they dint like the terms, just walk away. Obviously Nadayu would not want you to walk away hence not so transparent (I'm guessing)...

Dont worry bro, I am Type I with u. You got a good price. Lets support the earlier phases in rectifying defects. Most defects can be rectified satusfactorily. Its more the emotional response of seeing defects naturally overwhelms us. I also think possibly specific problem with contractor since earlier phases not much defects reported Like Type E and B as reported in this forum.

Folks

I will be signing my SPA for Type I soon, and need to prepare my funds for the progress billing which will be issued soon after signing. Can someone please confirm that the SPA adopts the standard HDA Act 1966 "Schedule H" where, under the Third Schedule, payment is due within 21 working days of receipt of the Vendor's written notice of completion of each stage?

If it is Schedule H, then should be 21 working days. Can refer here - http://www.kpkt.gov.my/kpkt/borang/lesen/Schedule_H.pdf

I think if yours still not completed piling - stage 2(a), no billing yet. Saving you some interest, since we all handover same time...

Mine already completed 2(a), and 2(b) will be completed or almost near completed by the time my SPA signed, so I have to expect 25% billing claim soon! ohmy.gif

That's funny. Wendy informed me a month ago that 2(a) completed for my unit, which confirmed what I had seen when I visited the construction site 2 months ago - piling completed with pillars and some floor beams up to 1st floor. Your unit started construction later.

Based on what Zila said, probably means that the architect has yet to issue any cert for Type I units, but will be doing it in batches. Unless any other purchaser of Type I has received billings? I guess the developer will not delay the billing if cert issued. lol.

However, i will make some renovation on 2nd and 3rd floor.

Here's my plan, i will 'tampal' the big hole on the second floor which make the second floor a lot bigger.

Our master bedroom is quite small too. Thus, i plan to convert half of the living room on the 3rd floor becoming a big 'walk in wardrobe'

I have the quotation already with a good interior design contractor. The contractor will settle everything for me including renovation, wardrobe, kitchen cabinet etc...  rclxms.gif  rclxms.gif

I survey more than 10 companies and this is the best price & service i could get. biggrin.gif

It's a all in one contractor, do let me know if anyone need the telephone number for the contractor.

Initially I thought type A was a little bit weird but when i see finish product, the concept is actually not bad. Can you guys share your photos for different types?

Reminded me of a movie I saw yesterday - " Sleuth", starring Michael Caine and Jude Law. The house in the movie has a small and beautiful passenger glass lift from GF to 1F.

Possible to do that here - void and courtyard are suitable places, can even go to 2F for some Types. Not cheap of course, but not that expensive for basic models.

Just throwing out an idea if have old folks staying. It is very useful then...Will it be allowed? tongue.gif

It's the ones opposite the semidee (facing east) that have extra land at the back.

To ease your concerns, when I was contemplating purchasing a lot like yours, Wendy informed me that because N92 land e.g. Type I facing semidee where your lot is located, is (about 10 feet?) higher than road level yes, there is a slope right now at the common land behind your lot. Nadayu will be filling up the entire slope in the common land so that all the common land/jogging track will be fully level with your lot, and they will build a retaining wall to replace the temporary metal advertising wall currently in position. You are not paying for a slopy backyard. So steady and have some faith in Nadayu Bro, no need to swear biggrin.gif .

sorry, my bad.. it is a concrete wall with advertising stuck on it. It is bengkang bengkok and looks too flimsy to be permanent wall. I guess Nadayu will replace this wall with a more solid and higher concrete wall.

I dunno either. Just sharing what Wendy told me. Anyway, if we look at their website, as KKTeng said, there is a road/path behind these Type I houses. I doubt they can do this if the land is sloping. KKTeng or other buyer on this row, u may wanna clarify further with Wendy, and post it here?

I've seen security guards patrolling housing areas with batons and guard dogs. They are ready to defend the place if required. I truly believe this should be the standard of our security guards.
