678sqft unit at 389K.
Single bidder won unchallenged.
Good catch?

But double transfer process.

Another lelong unit sold from here last week.
1041sqft unit sold at reserve price 532,170.
Single bidder won unchallenged.
Double transfer process.
Good catch?

Hi askarperang!

May I know how do we identify what kind of units are double transfer units?

For subsale is it the agents/seller duty to let buyers know?

For auction would it be shown during the event? Or would the agent / banks let buyers know before attending the auction?

All properties where the developer already issued out the individual / strata title.

Yes, for subsale it is the responsible of the seller to settle this before selling.


For auction would it be shown during the event? Or would the agent / banks let buyers know before attending the auction?
Bank will not check for you. Sometimes will be stated in the POS. But majority cases, the POS is not updated. Sometimes even stated still under master title.

MS projects are mostly overdense. At times i wonder how local authorities allow such high density.

Large projects at inflated prices results in severe oversupply.

When the tide goes down- then only buyers realise that they have been FFKed.

from 415K, fight and sold at 438K.
unit size: 678sqft.

Is this still 70c psf maintenance? Can see in previous threads of owners justifying it. But it’s simply madness to defend the indefensible.

Usual practise bank will absorb all the outstanding until the date of auction. Not so much concern on that part. The only concern is buyer must be able to settle within 90 days, that v much depends on the bank and lawyer and developer.
