Heard the upcoming launch which they will squeeze a b/u about 2-3k sft on a 20' x 30' land. This will be the first ever landed project that have the smallest land size in Malaysia. Price indicated at RM1.3 - 1.6m.

If I am not mistaken, developer does the slope monitoring and drains maintenance for the first 3 to 5 years. After that mppj takes over the responsibilities of the slope maintenance. Basically owner just need to do prayer before going to bed.

Wrong marketing strategy and product description. ER is not a landed super link house. At best it's a low rise strata apartments.

I'm not an engineer but this does sounds scary to me. One have to go to the site and see for themselves before deciding to grab a unit there.

Yes, the difference is you own a whole block which looks like a walk-up apartment to me. Seriously this is only for youngsters and also to promote a healthy lifestyle climbing up and down 4 stories everyday.

this could be the reason why developer does not set up a sales office on site.
They have valid reason to have one, since they have few heavy weight developments there, EC, ER and ED.

It's coming up to 3 years since meh started selling Empire Residence. How is Meh going to handle late delivery? Automatic send cheques to buyers or deduct off final price?

They've launched parcel 10 and parcel 11.

Parcel 10: 30 * 50 / 4 floors with lift / parcel area 4665sq feet / accessory parcel 2531 sq feet / total saleable area: 7196 sq feet. 2.5 mil above

It will be parcel 6 and 7 then. the pool villa concept looks nice. 4 stories but with no lift.
