mine Bikini, and i doubt there is still unit 1 for me to swap, is there any?  hahahaah. i have everything ready now, just waiting for the spec to decide. any additional news on SG?
*
Your specs very good already what? Unless UOA swap the swimming pool to other corner.

Actually I realised the KL view facing units with the big longkang infront, can be quite smelly leh.

Now when u talk about it, unit 9 gonna be side by side with the longkang? Im sure treatment can be done with the smell, if there's any.

But lets be real, we're not gonna open the window most of the time, the only exception is the balcony.

Again, it depends on the placing of the building to decide the proximity of the longkang (monsoon drain) and the building.

nah, i believe pool wont change, because the other side is the parking building.

That's why I say your specs very good. All KL view will have complimentary longkang view and smell. Unit 9 no longkang I think.

oh u mean kl view got longkang.... i never thought about it..need to survey.. unti 9 also beside the longkang la... and genting view also can see longkang... maybe not all genting view but i believe all can see the monsoon drain beside 222/288

Added on November 12, 2010, 12:17 amSo, the best unit could be unit 1, can see garden, L shape balcony, wont see kl view long kang, potentially can see KLCC. Proximity to the carpark area, state of the art building design at the balcony (222,288)

All KL view units have free complimentary longkang view and smell. In the artist impression, it has been drawn to look like a great landscape river with nice rocks. The longkang is not on UOA land though SA did mention about doing landscape. I wonder how they will treat the water as I see continuous discharge of waste water from upstream. Also need to confirm what UOA will do on the longkang before the s&p.

Low units here is not good due to carpark levels and the connecting bridges. Higher floor is OK but I don't like the overall design. L shape balcony can only the access via the masterbedroom.

k. will take note on the Longkang when S&P

ya unit 1 for anything above level 8 should be fine.

U sure? L shape balcony only access via masterbedroom? that's not what i see from the floor plan. and i need to double check tomorrow.

L shape balcony access from masterbedroom is a big waste lar.......... Actually I dont know why UOA did the design like that. Unless it is structural constraint then understandable.

Above the carpark level should be fine.

S&P will not state anything on the longkang lar...... They will maybe say verbally only but no commitment wan. If longkang smelly then habis to resale value lor.

If you go to the site office try standing next to the big longkang aka monsoon drain to test the smell lar. See upstream from 288 and upwards. Can see discharge from the low cost and medium cost apartment as well.

The smell will be there, only how bad it can get. If it rains, the smell can be quite bad and with the right wind direction you may enjoy a cool smelly breeze. You should try figure out how UOA can landscape the monsoon drain as well as treating the waste water and then ask the SA how it is going to be done. See if they give you a convincing or confusing or con answer. LOL biggrin.gif

Actually by delaying the S&P is advantageous to the buyer as they can now find all sorts of fault with the development. biggrin.gif rclxms.gif

Good or bad stuff you said here, I think this thread is the cause of SG doing so well. Agree or not?

This thread may help the others, but i do not see it over significant in buyer's purchasing decision. Ya, there's alot of scatter information here, some that side with Sg, some is terible news for them. Ultimately, it is UOA decision on how they gonna react. Bear in mind that, we are just the minority here, i can only see like 6 - 7 of us that is mainly active in this thread. I'm just not sure how many peoples are following this thread.
