i think can rent gua?

the SA told me 500sqft RM37xK can fetch RM1.8K and above.

but seriously in centre of KL(although not in KLCC)

RM600PSF is seriously not bad somemore it's freehold

it's situated between 2 LRT station (titiwangsa and chow kit)

their total height is 11 feet as per SA.. dunno ada conn me ke tarak la.

no DIBS but no need pay 10% downpayment

just pay RM10k booking upon SPA sign leow will refund the RM10k but need to pay progressive interest la sad.gif

1 parking ony. those standard facilities for service resicences like sauna, jacuzzi, swimming pool, gym etc are ready.

1 parking ony can't purchase anymore parking

4 types of unit 5xx sqft, 72xsqft and 73xsqft and 1003 sqft.

i think ok for rent gua since it's situated in KL centre... but of coz definitely cannot compare wif skycity by SP Setia @ Jln Raja Muda Aziz la...

Diamond Regency owners got rent out at least 15units to students from some college called Cosmopoint.

So not only KTAR or UTAR market. Got other markets too such as UIA.

Got some students or lecturers from UIA staying at my place.

Considered cheap d.....

Mine is RM0.24 now per sf.

Used to be RM0.20 when I signed S&P

When moved in was told RM0.22

Now after 1 year increased to RM0.24

So I guess yours would be easily RM0.20 when completed smile.gif

I saw SG but decided against it. In 3 year's time anything can happen. Currently we are at the top of the cycle. So only way is down.

I rather get a subsale in Mont Kiara at RM420psf smile.gif Then from a greedy developer

If I would buy I would get SG no need think.

Cause bigger land and better KLCC view.

Freehold residential land has a lot of advantages compared to commercial.

Cheaper SYABAS, TNB, DBKL assesment, maintaince fees. It adds up quite a lot.

The brand name of Mont Kiara and the type of residents there but to get food is a hassle. Surroundings better in MK.
You tell people you stay at MK is different than say you tell them, Setapak or Off Jalan Gombak......haha

New projects from Bukit Kiara Properties ( The Verve) RM1k psf...so to get a place in MK below half of that at RM420psf, the downside is very limited. I think if below RM400psf very cheap right? So limited downside.

Setapak, we haven't test this RM320psf can stand or not. But I believe is not RM320psf right? Should be at RM350psf currently cause I did ask SG sales people.

You can try..say stay nearby KL instead.

Ohh plus around Setapak, Jalan Gombak still a lot of land...you know those car outlets? Those light businesses, in 3-5 years they could be the site of the next condo smile.gif
