Are you sure Ritze Perdana is mostly empty now? I thought the occupancy and demand quite high there? Anyway, not sure, cause that was quite a while back. When you say "empty", how empty is it? Mind sharing?

read through the last 5 pages and I never expected so many bad comments on the developer. Aside from the guy who claims to be a part of the developer team...I think MEH's past results speaks for itself right?

The only thing that worries me is the size of the ED development. Its about 20+ acres...compared to ES which is about 3 acres? Its quite a big difference and I wonder if they are able to pull it off...

As for traffic...it shouldn't be much of a problem. Just look at how Mid Valley is coping with the parking...bad but its not the end of the world right? And people are still going there by car. Plus not that many people will be heading to ED, as there is a much cheaper shopping area just opposite the highway - The Curve. I expect most of the tenants around the ED shopping malls to be somewhat more of branded outlets.

So Ritz Perdana or Empire Damansara? this empire dmnsara only will complete in 2013? i suspect the whole curve/kota damansara/perdana will be jam like hell that time...coz there;s only like 1 way out of the whole area to PJ

Yes even use penchala link also jam after working hours.
Many people still prefer there as newer.
Luckily empire damansara near exit
They should build a mrt there

if u enquire properly, most of the roads surrounding empire city is all one way, 11k carpark, how not to jam, just sit back and imaginela.. now LDP is not that bad yet..

just wait 3 more years when all office at empire damansara open plus empire city plus the development by bousted, THEN will be the real jam smile.gif

anyhow whatever said and done, lets all be frank, where around is not jam one? if not jam, ppl say place not ong, if jam, ppl say jam adoi shakehead.gif

any property around this area cannot die onela, PJ where got land somemore..

moreover this place will be shopping hub, at the end of the day, the one most untung is all the retail shops that will be opening around that area, MEH smart, that one they still own it smile.gif

ya'll notice more and more NPL happening d.. it's all a matter of who got more holding power now only.. smile.gif

Considering the jam around Subang and especially near Summit...this area shouldn't be that bad. Maybe only after working hours.

Pai, my colleagues wife is working there. Heard that the price for the terrace link is about RM1.x million and above one... I think it is the mammoth project...

I see one thing very weird....

People always complain about jam...

If let say a place is famous for jam,

A new developer come in and build a gigantic development.

Will the whole area become more more jam or suddenly people abandon the area and choose other area?

I still havent see one example of a place which used to be jam then suddenly more and more people dessert the area...
