Yes indeed good value for own stay.
Also not to forget there is a big piece of land next to it for future development, so it will also comes with sound/ noise pollution in the future + congestion on traffic

Also, do you have any idea hows the occupancy of the Effingham detached units? cannot see inside but have a feeling it is quite empty as well.

Block B and C bigger size, launched since 2012.

Well, learning from mistake, dont think they will do Built and Sell again.

One of the let down in 9 Bukit Utama is the wall in between the bedrooms are not bricks. But Chipboard. This is confirmed by the Sales of SHC. So the sound barrier is very weak. If BTS, buyer is going to detect it.

this few years all developers greed level until red eyes liau only a handful remain reasonable....

i was under the impression all units at 9BU are the same size, 22xx sft. their layout is exactly the same, something like six units arranged like a hexagon around a centre core.

the build quality for this supposedly luxury condo is pretty underwhelming. and the lift landing is rather dark and gloomy, can see lots of uncovered structural beams when looking outward.

Not worth the risk to provide chipboard wall for > a million property. Their Effingham not doing good also
