can anybody confirm that it is Jaya jusco and not TESCO that is taking over ?

Tesco already hv new one at OKR.... i dun think will build another at BJ. I think JJ got more chance....haha just my 2cent opinion.

Be careful, there are many new condos coming into OUG / Taman Yarl nera BJ area, Kiara Residence, Z Residence, Max Residence, and in Bkt Jalil itself, KM1 and existing Berjaya Coveilla, future KM2 next to Esplanad

Forget about Z Residence although the Developer is good, location no good, may be you shd try Kiara Residence Phase 2. I Dun favor Berjaya projects personally, quality is quentionable shakehead.gif

ufo-et, why do you say kiara 2 location is ok but z residence location is not ok? aren't the 2 in the same location???

Kiara 2 - +-200 meters to LRT / behind Jusco (shd be), tenancy is assured
Z Residenece - +-700 meters to LRT, behind Mbf very low end condo (jialat)

Actually, I select the z residence rather than kiara, due to 2 reasons...

- Freehold & leasehold...(I dun like leasehold land)
- Developer (Previous record)

How u think, if i buy 2 unit at jalil damai....instead buy new development?

yup, i heard about the status on 'freehold with consent' but so far, i haven't heard people complaining on title charging for those freehold units
hopefully i'm right on this news

anyhow, i'm waiting to see how much they price for KM1
see if it's worth the $$$ even it's from berjaya

Why berjaya projects are no good ?

Arena green, savannah, green avenue, greenfield all build by berjaya and it is selling like hot cake.

Lai Meng is located right in front Jalil Damai, show "Pelan Tapak sign" the empty land is alienated into 2 plot, 1/3 (4.5 acres) for Lai Meng, 2/3 (10 acres) for One Jalil Superlink and Semi-D

Jaya Jusco shd be in Plot 36456 measuring 22 acres, offering 1.0 million retail floor space, the land is belongs to Crimson land (if not mistaken)

Where is the map showing 36456 (only show 36457)

In front of jalil damai is the jalil sutera and low cost flats, I think it should be beside the shoplots near OUG condo.

Side by side, but I dun think government will build any Kebangsaan school, BJ aleli has one and under utilise, look at Bdr Kinrara, since 1991, master plan has surrendered 17 pieces of land to Kementerian Pendidikan (9 menengah 8 rendah), so far only 2M 3R (1 Tamil R) were built (1 menengah under utilized), the rest they would rather leave remaining 12 strategic lands vacant for 20 yrs, in another hand, keep objecting relocation of Chinese PS. So I always see the great impact that a Chinese PS on the value of the property nearby, of course KV only, if in Penang, it could be a negative point

Bcos of the zoning, consent needed, extra 2-6 mths in processing, if bumi to non-bumi, then double consent drag 4mth-1 yr

You know freehold is a good factor, same as developer, they also know freehold can sell higher, dun expect cheap for Z Residence, Kiara Residence fully safe priced Rm380/sf, Z Res easily RM450/sf, My study learned that if leasehold is priced 20% or more cheaper than freehold in the same location, given the other parameters constant, then leasehold can be better choice for investment, just my 2 renminbi

KUALA LUMPUR: The Ministry of Education has approved the relocation of Lai Meng School and Kindergarten from Jalan Ampang to Bukit Jalil, Magna Prima Bhd announced on Bursa Malaysia on Thursday, July 1.

In an announcement on March 23, 2009, the Group entered into a conditional sales and purchase agreement via its wholly owned subsidiary Twinicon Sdn Bhd with Lai Meng Girls’ School Association to acquire the 2.6-acre land parcel, including the buildings, for RM148.2 million.

In acquiring the land, the Group had to build a new school in Bukit Jalil on a 5.5-acre land parcel for the school and kindergarten to relocate to.

Once the acquisition is completed, Magna Prima aims to demolish the existing structures to make way for further development and capitalise on the prime location of the land, which is a short distance from the Kuala Lumpur Twin Towers and various commercial amenities.
