i always see shops opposite malls can have the crowds somehow like free parking and walk across to mall

On launching moment, Ho Hup & Malton were still having boxing fight on stage, I was suppose to book an unit but withdrew eventually, I worry the legal suite may drag 10 yrs, now feel geram and regretted

The entry price is bout 50% of Malton shop, very safe bet indeed

if the flyover is just in front of the shops sure pecah feng shui... and block the frontage. will be another zest.

Zest hancur is because of the divider in front of the shop. drive car see oredi too late to turn in.. really tns...

Also the speed of the car along this highway is quite fast. is too dangerous to turn into the shops.

fronting mall is veli good provided you can walk across to the mall either crossing the road or overhead bridge

why the commercial failed in the zest despite being along the road?
i reckon people find nothing there worth to stop

Shoplot play is a number game, The Zest is expected to be fail fr day one, I remember that I stopped my neighbour fr buying the End Lot, luckily he took my advice.
Shoplot is unlike landed, landed is blue chip stock
Shoplot is second liner counter, high risk high return, very uncertain
Minimum requirement for shoplot to be "Wong" is the number, min 60 units, 100-150 units is the ideal figure

No more bungalow, all change to Highrise
WZR still hv land behind Sirim / The earth
All cater for highrises
WZR land is just next to the land being cleared
