I hv strong feeling tat GST effect in residential has emerged prior to the official implementation

Walau how to buy like that? Might as well wack KLCC area at that PSF! I'm glad I have an egg in Bukit Jalil already. How are the subsales going to react to these new launch prices?

Subsale is very much affected by valuation price, Valuer will not take new launch price to gauge the subsale mkt value

sunway putra mall leasing department already approach me... sibeh not bad. 1 billion renovation cost don't play play.

Not the name which coz a mall fail
At least 7-8 factors to determine a mall's performance, IMO name itself carry not more than 5% weight
My own rating :-
Sunway Pyramid - lousy name but Wong
1Utama - lousiest name but best performance
IOI Mall - Lousy name but doing quiet ok
Mid Valley - So so name but sibeh Wong
Times Square - Very geng name but not Wong (almost dead)
Fahrenheit 88 - Creative name but not doing well
Leisure Mall - So so name but doing well
...
....

Agree with UFO.. name is not that important to determine the success of the mall..

Aeon Cheras Selatan.. come on "Cheras Selatan"?? name is so "liong" .. but in reality, this shopping mall kick axx.. crowded and not easy to find parking..
The Summit USJ, sibeh atas name, almost dying.. now they are trying to do something
Low Yat Plaza? come one, at least some hitech name like cyber digital... but weekend is crazy..

good label with no essence still fail.. so is it so important after all?

1U...imo the name not that very bad... easy to say and remember.
others yup yup.

times square the mall not wong? from ground floor to 4th floor quite ok.... if lagi atas... no eye see.

Not necessary.. content still important.. Pavilion success comes good tenant mix and good tenant management
Like Bukit Jalil.. "Bukit" my goodness.. still sibeh ong...

Times Square equipped with all the best infrastructure cum facilities to be the TOP Mall in Malaysia, this is our prediction back in 2001.
On paper there is no way 1U abd MV can fight with her, in terms of size, location and facilities, TS has to be No. 1 / No. 2 after KLCC.
However thing may turn our differently, TS almost dead in the 1st 5 yrs. Merely based on facts, the predicted and actual results (outcome) are as below (my rating) :-

Times Square - 100 / 50
MV - 70 / 100
1U - 60 / 95
Subway - 75 / 95
Pavillion - 90 / 85
KLCC - 100 / 85

If you know the history, then you shd understand why I rate Times Square's current performance only 50 marks, I feel extremely disappointed with Berjaya!

1 Utama is a very jialat name to me! Perhaps you hv used to the "wongness" of tis mall, tend to hv bias perception now
Given you a choice, if you spend 100 million to build a new mall now, I suggest you to name it "1 Alam", "1 Cemerlang" or "1 Berjaya", you want?

Although I say name not so important, but it shouldn't be so Lou ya.
