Frankly I tot it will be priced RM380/sf up, buy for own stay just go ahead but if facing KESAS MUST AVOID!!

ask him prepares for price increase.

how come signed booking letter ,paid deposit but the price still not fixed ?

what you mean? booked priced, signed the booking and receipt and then SA call and tell him price no longer valid?? are you absolutely sure of this? your friend buy how many units?? which SA ur friend liaise with?

I heard it was almost fully sold for block A. If that happened, I believe at least 200 purchasers will make big noise in their sales office. Good luck to the SA, haha.

By the way, if everything not approved yet, how are they going to tell the potential purchaser tomorrow?

There is always TnC written on the booking receipt... Developer and SA not tat stupid and they wont do things that kill themselves... again.. they are always on the winning side...

Developer sells houses without AP is not a new issue, look at TMS for Kinrara residence and Magna Prima - One Jalil also without AP but both collected booking deposit already, the KR land dun even belongs to TMS yet but they proceed to do that, the question here is : is this legal? And why developer want to do so?
It is legal provided that the developer collects the booking deposit through a stakeholder party (lawyer), I believe those who placed the deposit are issuing the cheque to appointed lawyer, there shdn't be any official letterhead of Trinity issued to the purchasers until the AP letter approved by relevant authority. The developer has the right to do so.
BUT "IF" the developer states the selling price, let says 400K, and the SA ask you to issue 8000 and "stated" being the "2%" of the selling price, then the developer is trapped & purchasers can challenge the revised price in the future.
Secondly, developer likes to collect deposit for the purpose of hitting their yearly target, it always happen especially by the last quarter of the year, these listed company has to show result to the shareholders. Besides that, the property mkt is not really that hot as to compare to 2010, developer has to rush for the last train to sell off all the properties. Finally, BNM could anytime change the policy to tighthen the financial mkt, any new measurement could affect their sales heavily.
