ya... looks like every inch of land is going to be needed...

looks like it should be priced at less than 300psf... otherwise it's going to be a little risky for the developer...

counting from pic, looks like 800 units give or take in such a small piece of land in such a small and tight roaded area. i don't know why but it feels like this is going to turn into a rundown maintained apartments once everyone pack in to it.

that bukit oug condo surrounding traffic is going to be a nightmare during peak times. imagine people driving off to work or jamming to drop/pick up people from the nearby LRTs.

Very garish oh.. too much yellow takes the elegance away .. And the blocks facing each other, will cause echo onot .. Got a cartoonish quality to the visual ..

I wonder how are they going to build the road to the place? Has to run through other developments or through the factory/school side?

i think the facade is ok... just the density... we all already know it's going to be dense... but looking at the illustration frightens me... if < rm300psf, i'll probably still feel ok to get a unit... > rm300psf have to think twice...

Do you think TT will let go this chance to increase the price of this project since Kiara, leasehold project is selling at 320per sqft? If the price is below RM300 persqft, I will consider to take up 1 unit as well. But if I am not wrong, Z residence site will be just beside the high tension cable.

Also KR gives a low-rise feel cos 12 storeys residences while ZR is double that height. ZR concept is solid, i likey how they arranged the open area+pool which is kinda sunken ie. faces the podium. ZR recreation area/pool squeezed between 4 blocks, quite claustrophobic ..

kiara design concept is good and spread out well on the land and well located on the outermost nearest to the exits.

z residence location is deeper and its alternative access is having go through school and factories which can suck at peak times. understandable they need to squeeze as many units as possible on the land to try and ensure max profits without going too high psf but that translates into a packed design.

The roof looks like got some facility, lounge or cafe, can come out surrounded by ballustrades. Also a glass building between the blocks. Will need more info frm developer to gauge what are its selling points..

I think Z residence not selling <300psf....possibility same price as kiara 320 - 350psf.

a) Freehold
b) same like kiara walking distance to LRT around 200m

I oso waiting it launch.

i not the developer. so when is pre-launch i cannot confirmed. the show unit 90% ready, scale model is not ready.
