I have been looking for it through internet but nowhere to be found. Used to have the small scale model in I&P showroom though.

We were talking about Alam Impian master plan... not just TTDI Alam Impian.

And that TTDI master plan is all wrong as they marks all DSL areas as Spira but we now know that some part of Spira mentioned in the master plan is Viola too.

TTDI should pay more attention on web design. Now it's all confusing instead of being useful....

Hi fellas,

I went to the actual site of Spira and visited the show unit. Quite impressive. The only drawback I can see now is the toll booth beginning & ending at the doorstep of Alam Impian.

I have a question about the whole of Alam Impian. The toll booth is really huge, and I believe its built to accommodate future expansions in that area not just only for Alam Impian or else its a waste of infrastructure to have that big toll booth only serving the residents there.

So what would be the plan beyond Alam Impian boundaries? As naing posted AI masterplan, it would be interesting to know what do we have beyond that. Will it be linking to another township or etc?

Any clue or information is greatly appreciated.

The back roads from AI (1 from I&P AI and 1 next to TTDI AI) are linked to Jalan Kebun. You could check them from google map.
Nowadays, many motorists who are travelling between Klang and KESAS tend to pay 60 cents in AI toll instead of RM 2.20 in Bukit Rimau toll. These motorists drive pass Spira and come out in Jalan Kebun. From there, Klang is quite close. The link between Spira to Jalan Kebun is not that good at this moment though.

For Viola any status update? I called the lawyers and they said the SPA with the developer's director for signing. Anybody paid the DP yet? I asked Naza TTDI and the guy does not really know when's the dateline...

Yeah, i wish to know by when we need to pay the balance of the 10%, i signed the S&P on 12/12/10 . Any adv ?

signed S&P agreement today with the lawyer. 10% all paid. now to get the loan quickest possible. hopefully can get the keys end january. smile.gif.

as for viola i could see it's being built quite quickly.

as for the huge, beautiful toll entrance, is it not City of the Arts? I do hope they will open a shopping mall in Alam Impian WITH cinemas.

Films are part of art, right? (keep hoping to have the first cinema in Shah Alam)

Thanks for the info. Not familiar with the place but from google map I can see that its next to kota kemuning (do they have any access road?) and towards Klang town. Do you know what will be the development like behind Spira? Maintain as estate land or going to have something there?

thats why I was asking about the hi-res master plan for alam impian. i searched all around the internet, could only find the low-res ones. can't read the wordings.

the only way to find out is to go to I&P alam impian sales office in AI. I will make a trip there one day and perhaps ask about future launches.

i was informed spira has got another two lots on sale. the buyer cancelled the bookings and forfeited the fee.

I am more interested in the semi-D development, but will come later next year, according to the sales person. So I need to do a bit of research about the place as I am not too familiar with the surrounding's pro and cons as I am from PJ my whole life hardly venture to klang or shah alam too often. smile.gif

today developer just called me asked for the loan offer letter (cos my loan lawyer is not their panel lawyer). this is 1st time i got their call. just wonder whether they are preparing the key for us

I heard from the sales men that they are in the final stage of touching up the house, and finish up the perimeter fencing as well as the guard house. which i think the key would be release any soon. even heard they try to convince their management to have some sort of 'key-giving ceremony'. which i think it'll very fun. hope my loan could be disburse before the allocated time. Now a lil bit delay, because they hold S&P for more than 2 weeks, before get stamped. cry.gif

In Spira case, we paid the deposit 10k at the time we booked the house(for some who booked their house at launch, it was in August) and waited till TTDI sent us letters to come and sign S&P with 10% of the price of the house minus deposit in end of November. After you signed S&P with lawyer, again waited for 3 weeks to get the S&P back.
We just got our S&P back!
I hope you guys don't have to go trough what we gone through..

I tried to look through the Alam Impian master plan as much as I could and found out that the big land between the lake and the roundabout on the way to TTDI AI is labelled as Commercial/Business lot. That area could be for big shopping center or business center, I guess. The land across that big lot is already labelled for shoplots and other commercial activities. And fire station, police station and town hall is also around that roundabout.

I guess the roundabout we usually cross when we go to TTDI alam impian(not the first roundabout after toll) will be the center of AI and TTDI AI may not be that deep inside afterall.

Well, I don't have the mood for the key-giving ceremony as I am still upset with waiting 3 weeks to get S&P back. My loan lawyer is preparing loan agreement document and hopefully, i can sign it this week. Then, wait for a few weeks (some says 3 weeks, my banker says 6 weeks) for the bank to release the money to the developer.

I am not sure how Maybank holding our master title is going to affect us in release timing. My banker told me that the release time will be double if the banks involved in both buyer and seller sides.

actually, your loan lawyer can prepare the loan agreement while waiting for the stamped s&p. u can even signed the loan agreement before getting the s&p. so this might help to expediate the process a lil bit.

and its true that our banker need the disclaimer letter from Maybank, because Naza TTDi still haven't settle the payment with regards to the financing for our Spira. I think if they work efficiently, it will not take a long time for Maybank for come out with those letters. *finger crossed* wink.gif
