did you manage to ask the lawyer if purchaser allow to choose? or just to sign? if so, how do we know if there are any other changes?

however, not sure if you notice, the length is now 15210 and previously was 15060, longer by 150mm. so, better deal?

I believe in the SPA it does not state every EXACT finishing materials in it. Thus, for the premium paid, we are scrutinizing MS to ensure they are using materials which are on par with the selling price. Nothing is impossible unless you shut your mind down and subject to everything MahSing is giving out for us. Cheers.

I agree with what liang7524 said. It is infact a win win situation for both parties, it is not something we are bashing TMS but more of co-operation. nod.gif

if so, this is really unfair for those "early birds". If we cancel booking now and pay RM1k penalty, re-book the unit, the 7% discount might cover more than what we get earlier.

Unless, TMS increase the price by 10% and now giving 7% discount? brows.gif

The lawyer called to sign the SnP, is the SnP complete or pre-sign for certain pages only (for eg. outstanding of the layout plan, detail of the house, etc)? If it is just to pre-sign for certain completed pages and thereafter only to complete the SnP once certain terms are finalise by the lawyer/TMS, we can ignore for the timing. Please correct me if I am wrong

The RM1.18M is for link house, but not sure if it is 2 or 2 1/2 sty. The semi-D, standard lot at 40x80 for Palmiera (last row) is already at RM1.74M few months ago. It was about RM1.3M when it was 1st release fro booking. It is already RM400k premium then.

If I am not mistaken, you are right with extra 10 ft. It is still a good gain of RM400k within a year. biggrin.gif

I went there to jalan jalan too. As mentioned, they used onsite cast concrete is for the wall in between the SemiD. Whereas for the bricks, some units are clay (red) but some are Kalsa (?) (grey). I am not a pro in the construction materials and despite all bros here mentioned the pro and cons. As "traditional" property owner, I am not too happy with these grey colour bricks. Come on, we paid about RM1M for property and all we get is these grey thing???? sigh!!

Maybe I should also check the other properties on what brick they used........ just for the comparison.

All Palmeira purchasers had signed the SnP?

TMS has now obtained the relevant development license and thus the transfer of title from MHJY has been successfully done? Not sure about that as I am still pending receiving call from TMS to sign the SnP. Where did you get the news from?

Palmiera or Ambrosia of the 3 SSD? are you sure it is 1.65M? thought higher than this.

The Q will be, will this be for own stay or investment?

If for own stay, it is very much depending whether you like the place and concept, and of course do not mind being leasehold lah. Price wise, as landed property, surely will appreciate as time goes.

For investment, not much comment but you have the holding power, why not icon_rolleyes.gif

Really? 3s SSD before 2013 CNY? Based on the construction side progresses, it does building very fast but doubt can complete in 10 months time. 2014 CNY is possible. I believe the S&P is yet to sign, am I right? hmm.gif

Anoyone received messages that KR will be hosting an English Hi-tea this Saturday and Sunday? There will be Special Ownership Packeges offerred. Wonder if anyone received? and what they mean by Special Ownership Packages.

Does this mean "bad" time is coming? If the package is good and it will be unfair for those who booked earlier sad.gif

Anyone going to keh po? I am currently away overseas so unable to find out.

Finally!!! Just received a call from lawyer that SPA is ready to sign for Ambrosia.

time flies, it has been 7 months since placed booking for the unit smile.gif

By the way, what to look out for before signing the SPA? anything of concern to raise, for eg. what is stated in the SPA and not favourable to us? what about DMC? icon_question.gif

I did checked with the lawyer but according to the person in charge, it must be pay by cheque or bank draft. But if can pay by CC, I will be having more redemption points drool.gif

Really?? I called TMS and the person in charge mentioned that there was no merchant charge when paying the booking fee, but there will be merchant charge on the remaining 10% deposit.

anyone can confirm?

2SSD launched for 1.9M? for the last row of Palmiera or those "release" unit? wow!!! price has increased as earlier those last row was going for 1.7M+.

wonder if any taker for this price as currently the market is really soft ......

By the way, anyone signed SPA recently and pay the 1st 10% by credit card? I will be signing soon and hope to gain lucrative points ... brows.gif
