On a more serious note, the banks agents that contacted me on the spot or thru phone are:-

1. HLBB
2. PBB
3. MBB
4. HSBC
5. CIMB
6. CITI

All claimed they are panel banks. 3SSL got waiver on most stuff except disbursement & loan stamping duty (abt RM5K+)...

Good question  hmm.gif , I wonder whether 3SSL have DIBS or not, but I remember one the loan officers tell me need to pay interest of abt RM10K+ from now to hand-over in July 2013...

Maybe from Vevex post, 3SSL not entitled for DIBS, so maybe can bargain with the banks to see maybe they can offer or not (no harm trying right? Worse is they say NO lor, no need to die one mah)

I was told by the sales agent that the delay for semi-ds and bungalows are due to delay from transferring of land title to TMS. not sure how true it is. this has been the excuse given for the past few months.

However, if TMS had started the construction notwithstanding of the delay of the title issue/ signing of S&P, they should be completed within 2 or 3 years from now instead of the S&P date. anyone been to the construction side lately on any progress on Palmiera and Ambrosia?

You mean Kalsa is the highest? ie, better than clay? any "specialist" can confirm?

sorry leh, I am not in the constructions or any related specialist. blush.gif

I have seen most high end constructions specifications, all are using clay and I thought this is the best (although it is still depending on the "types" of clay).

did the sales advisor any mention of when the S&P is expected to sign? I have been waiting for few months and they keep on telling me numerous dates, with most recent being either Dec 2011 or January 2012. I am not too sure why the delay and if it is going to change in layout as mentioned earlier.

I believe 40k discount is for the Palmiera 3SSD and 30k is for 2SSD. Correct me if i am wrong.

Footyking, your unit is at the last row?

anyway, any increase in selling price and/or special package given? think the last row of 2SSD is RM547/sf (after 30k discount), free legal fee on S&P including disbursement, free legal fee on loan agreement and stamp duty, DIBS, free service charge for 1st 2 years. Do you get anything better than this?

oh, probably your package is different? for eg. DIBS, free legal fees, etc? or even the RM/sf? can Footyking share and compare? if you are ok with this.

if all the same, maybe the market is going to be soft and thus more discount given, just my wild guess.

thus, we should ask for more free stuff / upgrade.

then you do have good discount then. speaking of MOT, need some advise from some sifu here, i heard, but not very sure, that under the developer / land /whatever Act, developer is suppose to complete the alienation of strata titles before the VP, and thus, MOT should be borne by the developer. any sifu here can spare some thought? if that is true, looks like we need to pressure TMS on this. It is not cheap on the MOT, can get a persona oh shocking.gif

we booked it in Aug 2011.

i do understand why your aunty is not happy on this. the sales rep / TMS should periodically advising all the purchasers of the status and reason for the delay. We also do not wish to be kept in the dark, and 1 fine day, they decided to call off and where we are?

I believe there were lots of hassle faced by the earlier owners of DS where they only just recently signed the relevant docs, some even facing issues of expiry of bank's LO.

at the moment, i can see the Palmiera constructions (2 weeks ago) have been progressing fast and again, by the time of signing the SnP, it might reach 50%, so no worries of delay. blush.gif

This is particular most, if not all, of us are buying for own stay. we want the best (quality and the ambience) and at the same time TMS can demonstrate that they are 1 developer that are able to built quality and high end house. If we look closely, there are so many other developers (and thus competitions) going for somewhat similar high end and such lifestyle housing development.

how did you get the plan? from TMS? if this plan has been approved by the authorities or just a proposal?

anyway, i am just wonder if we can choose to not to have balcony and thus room size remain? otherwise, some sort of upgrade / compensation as suggested.
