"The gross development value of the project is RM20 million and this does not include the land cost which was leased from Tempo Properties Sdn Bhd," Lim said.

He declined to reveal the leasing cost, which runs for 10 years.

A unique feature of the project is that cars will not be allowed into the area. Rather, visitors will have to walk or cycle their way through the mall.

These guys want to avoid cost of building a proper mall - so they put a big spin on it and call it a green mall. Walk around outdoors in this Malaysian weather? Funny. There isn't much difference between shopping centers - as long got BORDERS, MPH, ACE HARDWARE, COFFEE BEAN, STARBUCKS, ok.

Hi guys, happy new year!!!!!
Yesterday was at Tenji2 in Bdr Puteri.
not happy with the quality and quantity food they served.
I ordered herbal chciekn, they gave me a half cook and half uncook..
most waitress and chef(s) are from Myanmar...
not going there anymore...

How does this Mall-in-a- park look like? Is it just like a normal 2-4storey shop lot with some extra garden park in front. Instead of car park?

No idea at all.

Hmnn most probably this Mall will be located at Sierra 8 & 16 area from the description.

Anyway wth the current over-supply of malls, restaurants in Puchomg, i doubt it will be very successful..furthermore after the Toll plaza

man, a lot shops in puchong already. Don't know how it can sustain la. Somemore setia walk and the cube still building, once finish sure a lot supply of shoplots. When will the bubble burst? hahah. But I saw a lot foot relfexology shops, mushrooming around in bandar puteri, really so many people go massage meh? Either is money laundering or people go for the "special service".

Well, gangsters/hark seh wui nowadays need another outlet to wash their money and this is the best so far, some more can bring in china girls for other 'extra' services. Open restaurants nowadays also chap lap if cooks or service not good..no one complains about massage centers.

Anyway, went to Carrefour (twice already) today and still find the 'feeling' not there as compared to the one in Tropicana City or MidValley..maybe cos its small and the quality of shops there also not good..very low-end maybe? The cashier's aisle is also narrow..wonder how they going to cope during weekends or holidays...carpak also narrow and too few, expect double parking outside. Since its located in a more Chinese predominant place, cnt find the non-halal section.. tongue.gif

Semi-D is about 2-3 million, so bungalow maybe a bit more lor.

I think the baba cendol place chaplap liao. 100% closed just now. Or maybe they close on Mondays? Another place was also closed, looked a bit chaplap, some dragon something.

Hope the restaurants in front of Public Bank close down too...went there for dinner last night at 'Taste Good' or something..lousy service, food so-so..mostly using Myanmar, cannot speak Malay, english or dialects..then girl taking orders also can speak mandarin, slow in taking orders..supervisor, local guys, speaking Canto afraid to take orders, dunno why he's there..had 5 crabs (2 dishes), nearly RM180, better eat at Tak Fook, cheaper and nicer, pity need to wait long and small place...

Dunno why so many food shops in Puteri, most of them not good, thinking open food shop, many wud come and just eat and pay? No need quality or wat? Puchong ppl not water-fish lor...maybe in Mont Kiara or Hartamas...but Puchong has more kiamsiap ppl.. laugh.gif Think rental alone will kill those shops if the food quality is low and prices high.

Shoplots are getting overpriced now, may not sustain if market collapses in 1 or 2 years time. sweat.gif

The 3 competing restaurants pposite Public bank all failed wan..not nice, expensive & yet so many ppl..dunno why hmm.gif Yeah although Tak Fook crabs also so-so but their price much better biggrin.gif

U mean Dragon Imperial Dim Sum?..can't be, their dimsum actually better than Axian & Taiji Eateries..and sumore during weekdays, having discount up to 25% shocking.gif

But agreed crowd normall goto Taiji Eateries & Axian nowadays hmm.gif

Cendol...Once eaten no more liao..RM3.90 for a cendol wth kiamsiap brown sugar/gula melaka...BTW, Poo Kee desert beside Foo Hing dim sum much cheaper at RM3.20. Well, atleast more liew but cendol also so-so nia..All using ready made ingredient..Others desert like ABC & etc not bad & the Chee Cheong fun is cheap (OK-lah can eat haha)

Yup, dragon imperial dim sum not bad at all, went there on weekday got 25% disc. Fresh ingredients.

Taste Good - went there last Friday, take order local chinese can speak Cantonese, food also not bad & fast.
Didn't order crab coz i know not cheap - for crabs i only go tak fook or fatty crab.

New year dinner went to kimchi haru IOI boulevard, food is good, nice place & reasonable price.

Restaurants open & close around Puchong, simply too much of them.
Had many bad experience with some too.

Sad to see tutup is Asia Cafe, nice place actually.

Must be the dragon imperial place closed on Monday because went last night eat at the newly opened curry fish head place - same row as seng heng and takfook - and ronda a bit. Maybe the cendol place ohso closed on Monday, not chaplap. But I notice the tongshin chakuetiau place next door deadish, just one table occupied. Must try dragon imperial one day if it is still in business.

That curry fish head place took over the pantai remis place - went chaplap after just a couple of months. Must be a record for Bandar Puteri. I had the curry noodles there once. The authentic pantai remis one is really special. Very tasty curry and generous portions of fried sambal fish and other goodies. The chaplap one at Bandar Puteri was really awful. And they had hardly any business the few times I've passed by.

Asia Cafe had the nicest environment of all the food courts in Puchong. Only one problem, the food sucked.
