I went to the showroom. Quite like type K 825sqf with 2 bedrooms 1 bathroom and the balcony can access from main bedroom and living room and the bathroom can also be accessed from main bedroom and hall. But price wise really too high for me and only got Ampang view available. Still quite many Type J with 520sqf available, about 400k after rebate (also Ampang view only). And I like the marble design in the bathrooms.

By the way, for those already signed SPA, did it state Hob & hood in the doc? For another project by the developer, this is stated in their brochure but not in the signed doc.

In The Star pop-up advert, The Elements @ Ampang is advertised as:-

Yours, From RM379,000
(Freehold)

Any information on the the units for sale at this price, the size of the units etc?

The Elements Ampang website is hopeless and there is hardly any information on the units concerned(how many blocks, which block, floor plan, built-up area, facilities etc.)

The Elements Website (Not Much Info)

M City is the same. Advertising very aggressively locally and overseas.

It is normal for tenants to shift to newer condo/apartment when new ones are completed.

I guess 1 of the reasons is high dense, many units for sales.

got 2 scenarios. i dunno who is telling the truth. when go there, its like 95% sold. but somebody here said 70% sold. so worst condition we just consider 70% sold

relatively cheaper rm/psf, potential mrt circle just a walking distance, m-city shopping mall in front,15 mins to klcc via akleh even in rush hour, korean and middle east village.

What do the taikors think about setia sky residence as a comparsion to element and m-city?

Its not far from the element, but closer to klcc, and i think all units in block c and d have klcc views...

Went to the showroom and really like the 825sqf type. Moreover this layout is limited, only 70 units... Problem is price, 750psf n 1 parking only. Dun mind not facing klcc becoz klcc view is with direct evening sun.

One is buying from owner with higher price but can start to rent out and generate cash. The other one is buying from developerm, need to hold for few years.

Buy new... No doubt buying sub sale can start getting rental but also can meaning start paying installment in case no tenant.

Normally I will buy sub sale after the place is really really mature... Buying Reg is also a risk taking (less popular)

Not much left. They assign agent to sell on behalf of them.

Then, what's the distance ratio for you is consider near to KLCC? 500m?
IMHO, The elements and regalia considered near to KLCC as both located within City Center... smile.gif
