- 12 units of 5- and 8-storey shop offices, which were fully sold on an en-bloc basis, and a RM70 million 16-storey office block, which may be used as the group’s headquarters.

Phase 2:
- A 25-storey Corporate Tower, was sold en bloc to Lembaga Tabung Haji


Upcoming 2010-2011:
---
Phase 3:
- 103 boutique retail units, one food court and one supermarket.

Phase 4:
- Two blocks of 26-storey of serviced apartments with 308 apartment units with sizes that range from 1,000 sq ft to 1,800 sq ft.
- This fourth and final phase of the project will also include a 17-storey corporate tower.

I heard that the soft launch for Phase 3 and Phase 4 is coming up soon. But the development in that area has stagnated for some time. Very little activity. The graveyard close by will also have an impact.

anybody know of another development (presumably office towers) which is located just slightly further from this site and nearer to the graveyard? the progress have been going well and seems little publicity about it.

Glomac Damansara is "MUCH" nearer to the proposed TTDI station.

That is if they proceed given TTDI residents' unhappiness.

personally i think it looks very nice and about to change the entire landscape of the surrounding area.
thought that it's pretty neat to have the 2 towers right smack in the middle dividing the entire development like that. and it seems a little like stonor by glomac too.

there are two sides of 3 diff units opposite each other

1000, 1300 and 1800 sqf..
1 side is 1000 sqf facing TTDI (middle), 1300 sqf facing klgcc, 1800 sqf facing damansara kim

another side is 1000 sqf facing swimming pool / block B(middle), 1300 sqf facing tropicana city mall / pool, 1800 sqf facing dsra kim / dijaya office

i got myself a 9th floor unit A09-03, 1000 sqf facing TTDI, with an additional carpark..
thinking of letting go the unit, if anyone is interested, please PM me biggrin.gif

Each has its points

GD - Freehold, IC - Leasehold
IC - very very "iconic" tongue.gif looking
IC - flanked by two major highways. Good for commercial, kinda noisy for residential.
GD - Near MRT station locations
GD - in an area of Mid-high end community, IC - mixed
Both has excellent accessibility
Both are reputable developers
GD doesn't come cheap but IC is even more expensive

$650psf is the price for Tropics studio and rental only around $3psf.

From investment standpoint, i dun think this GD Block B is investable.

it's quite expensive but the other strong going points is that,

There are 5 high end office towers and 1 hospital within very short walking distance from there for rental purposes.

There are two proposed MRT stations (Taman Tun (disputed) and Section 17) located walking distance of 500m away from there.

Very good accessibility, much better than the Tropics. You get to KL direction and can skip the LDP part. Easy access to Taman Tun and PJ or the various Damansara.


I guess it caters to these deep pocket guys who wants all the conveniences, lifestyle and a high end development tongue.gif

This MRT will never make it in 5yrs. 10yrs is more possible. Hence invest in GD and hoping for something to materialise in next 10yrs is very high risk.

I will only invest when the MRT is completed or going to complete.....even the returns could be lower but the risk also much lower.

Glomac might be planning a third residential block for serviced apartments/SOHO (a revision to their masterplan) pending the response from GD Residences.

The other components will remain commercial. It will also moved its HQ to there in the future.

Actually the MRT is just a bonus if it happens. I don't think you are buying and hoping that the MRT wil take place.

People who are really speculating on the MRT and LRTs are those buying in very secluded locations at high prices without accessibility and without much other selling points. Locations that will fail if the MRT and LRTs doesn't take off. ie. K-residence, Z-residence, Pacific Place etc. Those projects have really factored in the MRT and LRT to the price but little on other factors.

Yes and no. The Zest, Setiawalk and KL Eco City doesn't rely on LRT or MRT taking off but simillarly MRT/LRT would be a bonus. Those developments can stand very well on its own as they have their own points and already relatively good accessibility.

Yeah LRT has a better chance relatively. But MRT is interesting too for the middle-higher income groups. Includes on its line is Sunway Giza, The Curve, RRI Development, Damansara Heights and One Utama.

Well im looking to invest in a residential / retail unit around Damansara or TTDI. A suitably priced unit with good rental returns. IM quite aware of market prices and am not really interested in those developer jacked up prices which wont sustain in the long term. Let me know if you have anything that satisfies my requirements.

I just bought one Block A.. Glomac has announced their sterling financial report.. Glomac Damansara is one of their high profit margin projects.

I am comparing this to Damansara Twins (Damansara Heights), and I chose this one because Twins is damned expensive in the secondary market. Close to RM900 psf.

Yes, MRT is a bonus but i am planning to move in myself, so I bought the 1,313 unit.

I was looking around at Ameera Residence (SS2), and Livilla (Section 16), and i find that this is a better location although it is pricey..
But.. i am comfortable with the access roads..

I am attaching their take up rate.. Hopefully it will show up..

These take up rates are never true la. its always a bunch of lies to show that the project is well received. let me ask u something. How many launches have you gone for and seen 3/4 of the board empty? Rarely rite?

If u wanna know the truth, choose the best unit there with best view and size and then ask the agent to show you the confirmed sale invoice. I bet my bottom dollar that they will never show u that and will instead give all kinds of excuses about privacy, etc.

Not all the developers are like that, if you dun believe, you can drop by SP Setia Setia Walk - Trigon service apt, after one mth of sales, it only show bout 10% of the total units being sold, I asked the SA, she said really slow but they are still confident that it will be all sold out once the shops and entertainment mall are operating
Many reputable developers dun practise this dirty trick, I&P is another steady developer

I am sure many would want to believe you because it is a logical thing for them to do so.
I am sure even some developers do practise that.

However, yes, i have checked this round already to the point I wanted to sign up for a choice unit, but it was already taken up during the Midvalley property show about 1.5 month ago.

I have signed up my SPA 2 Sundays ago, and most have signed up theirs when I checked with the SPA lawyers.
The salesman tried to sell me the bigger unit though because it seems to be not so high take up rate.

There are some who can't get their loan have returned, that's why you may see some booked ones reappeared, but not too many of them.

Therefore I can guarantee you the list is true.

The foundation for all the block including the Tabung Haji office tower has completed. The 6 storey of office block is about 60% completed. It will pretty soon the office block be ready for occupany.

The Oval at the back is coming up fast. Some clearing works started at the land beside which belongs to Naza. The Bellwoth grade A office is under construction. The road widening works is progressing. The MRT station has relocated someway near Caltex. All these pretty encouraging and feel good...

Sunway Nexis Soho will be launch at RM820psf in August. This will set a new benchmark for PJ price.

Can these so called 'benchmark pricing' be sustainable in the long term? I doubt. This is more like the case of developers trying to squeeze as much money out of the people before the property market starts to loose steam in 2012. But the secondary market involving subsale units in prime areas will remain resilient im sure.

The only reason developers start offering these schemes is to push sales. But ask yorself this: If sales were good, why would developers want to offer any rebates in the first place??

My advise to you is to focus on subsale units in prime areas. You can get much better units for investment with better capital appreciation in areas like TTDI etc.

Look back in the history, the property price at prime area has never gone down. It will sustain during crisis but will pick up fast afterthat. A house that we bought at RM 300k in PJ five years ago will worth RM 800k today. It would not fall under RM 300k even a big crisis happens next year.

The real investor will grap up as many as possible during the panic dumping. The wealth changes hands. The price rebound when the cycle is uprising.

When you buy, make sure you have sufficient fund for this kind of circumstances.

Subsale is good provided you can get a property with good price at prime location. It is hard to get now aday as the owners expectation is very high. Moreover, the down payment is hefty. The rental yeild could be below the interset rate.

Buying from the good developer migh be a way to invest if you intend to do so.

Thats wht i meant. I have always said PRIME AREAS. But Is Glomac considered prime area? I doubt. I bought a condo in TTDI for RM470 in 2009 and its worth approx RM 750K now (2 yrs later). This is only a condo not even a landed property.

I don't remember 5 years ago there are any property gurus around. Today, any other day you can see advertisements by property gurus. Some have thousand of followers, some, a few hundreds. If you add them up, it is quite substantial say give and take, 5000 students. Assuming, 20% wants to accumulate RM1.0 million worth of property, you will have 1000 students x RM1.o million, we will have about RM1.0 billion (excludes foreigners). The balance 4000 eager students, say on average own about RM400K, you will get another RM1.6 billion. So, thanks to the new FORCE of property, we created a FRENZY for properties.




No wonder we hear less are in stocks, properties is big money. Launches on condos, easily, in RM300 mil to RM1.5 billion development. Some snapped up like within 2 days. Some have to ballots. Some, price skyrocked because there is an international school and a hospital and have a western concept.




Lets hope that they are right, FD is only 2.8% p.a., inflation is 8%. No way out but properties, which are proven a hedge against inflation. But many do not know what is DEFLATION, other than the Japanese. After 20 years, their properties is 70% below its peak in 1989.




This time is different, again, the most dangerous four letter word.

In an upcycle, everything is rosy. That does not mean you cannot buy property, you just have to be far more cautious. Remember, property is for 10 to 20 years, so be selective, one do not have many chances in one lifetime. It took American 63 years for the properties to burst, many have not seen a property drop in their lifetime.




Do your homework and maths, be rational. Sound easy, but most end up being emotional. At the moment, there is no sense of fear that property will burst, it is more of a fear of not able to get a property.




The reason I mention a couple of time on property is that, the world currently is more integrated and money flow in or out are more easy, couple with stimulus and liquidity, everything goes up. When did we last hear that when crude oil prices goes up and share prices go up the same time?




It is not easy to know when is the top, so, lock in when the profit is decent

Dont be taken in just cuz its got a TTDI address. TTDI PLaza close by didnt do well. Among the worst performing condos in KL. If its for investment, maybe good to look at other condo's in TTDI e.g Kiara Park, Kiara View, etc. Prices here are really skyrocketing.

Thats actually very good for Glomac Damansara. They are pricing Bellworth 25% more expensive and furthermore with larger builts.

And on top of that Glomac is a reputable developer while Bellworth still remains mostly unproven.

I think most buyers/owners would be happy to know that.

Good for you. I went to the sales gallery end of last month but the cheapest unit (~1000 sqft) in block B is almost 700k and is facing the Block A without view.

If not mistaken is mid floor and is intermediate facing block A so its totally no view. But Glomac pricing is a bit weird. Their lower flr units can be more expensive than higher flr units. This is especially true for Reflexion Mutiara. Not sure the rationale behind and the cheaper flr has nothing to do with number 4 or 14 etc.

one interesting point is only 50ft separates block A and B, wonder how is natural lighting gonna be and how clearly can the occupants of both sides see each other. i think higher floors can be cheaper if some kind of mechanical pump room (not sure what you call it) is near those units.

Glomac Damansara is surrounded with so many other commercial and residential projects and also major neighborhoods, so even the price is 700 psqft range, I think it is still a good buy.

Not worth it when u open ur balcony and u see your opposite neighbour clearly and that's going to be the only view u will see. As someone said, it's 50 fts separating the 2 blocks.

There is only few units with this obstruction, rest is having good views of either damansara kim, TTDI or the sprint highway. mine I selected the sprint highway view.

Dont forget there are units facing directly to Desa Kiara Kondo (east). Any unit above level 26 if not mistaken can see unobstructed view.

seems GD is selling pretty well.. I was at there sales office before the 2nd block launch.. that was already 600psft.

Sharing new information from I read in The Edge, Sunway Nexis Soho is selling 919psf according smallest unit of 872sf @ RM 802K.

Upon completion, I am sure it will help to boost the price of the Oval Damansara office tower (the beautiful green building) which I am vested, heehee. VP will be very soon. dropby 2day to check. block A still had one unit of 13XXsf priced at RM 919K with 7% rebate while block b also left big sf units with price above 900k.
personally i hope to invest a unit purely of its strategic location and MRT nearby but all already exceed my budget... =(

Correct, measured in wikipedia maps is around this distance but I wonder how walking path would be because surrounding is gated and infront is main road. Still not clear about it... Perhaps query should direct to developer as they claim MRT is 500m walking distance away but no concrete route provided.

Actually you won't have to cross the main road. The MRT is planned to be accessible from both sides of the road.

And there will definitely be walkways leading to the path. It is a requirement for developers to have a certain amount of setback distance of their buildings.

I mean GD Residences already a half gated development and no clear of walkway to MRT.
Glomac shall make it clear and give a merit into the development. It definitely a selling point to recent phase 4 open for sale retail shops and mall.

Immediate rental market - TA Securities staff, Glomac HQ tenants, Tabung Haji 25 storey building, Oval tenants, Menara LGB tenants (The Greens), Lifestyle renters - ps. The MRT goes direct to 1 Utama, Curve, Damansara, KL, has a Mall within the development and Tropicana Mall is walking distance. The offices potential renters will be more senior execs and above of course. And potential for expat rental is there. Especially since along the MRT line will have several other Grade A offices while Glomac Damansara is one of the few walking distance higher end developments along this part of the line. However there are less expats here today but they are still around.

These will be potential tenans group but I am quite negative with expats will choose GD as Damansara as time proven it was not a preferred choice rather than Bangsar & MK. But everything can change, hopefully with MRT facilities and the retails shop/mall can be done as Publika, SOHO KL etc. why not... While MRT and mature amennities are there, I think future develoment of GD retail shops and mall play an important factor.

I think VP most likely would be in mid 2014.

observation, 2 floors per month thus remaining 20 floor will be completed by year end 2013.
facilities + interior works estimted 6 months to complete.

The one sold-out was shop-office lots. There were two shops open soon i.e. Vault Bistro and Lounge and Ferraghini who sells superp branded luxurious stuffs.
As I know so far retail lots (retail poduim) still availabe where they are 103 lots in total with 1 supermarket and 1 foodcourt as planned. See the photo for your reference. Looking nice right? The successful of this development will surely give a boom to the market appreciation.

Looking back of the retails developemnt by Glomac doesn't catch a good prospect, for example Centre Point (old), Glomac Gallery @ Hartamas (new) etc...
Wonder if this Glomac Damansara will succeed???

This southern point end got graveyard and loji tahi...macam backside end of ttdi...

For those who want a mall very nearby, wouldn't they go to Tropicana City Mall which is already established while One Utama is only short drive up. Noticed that Tropicana has more patrons during heavy rain time so presumably residents nearby will go there rather than drive further when rain...pure distance factor

Any special theme for GD retail? Keen competiotion on retail coming up at this area!

Yup, it is gazetted that Glomac plans to sell the retail @ en-bloc. Personnally i think it is better by judging less-experiance of Glomac.

i am not a owner but i keen on property chat and make GD as study case.
no one will know what would happens later but price appreciation is depends on market sentiment and definitely MRT is the selling point. to benefit from MRT one must has holding power if you notice completion of GD by Q1 2014 while latter Q4 2016. study case from singapore MRT, price will slightly flat during construction phase but linearly uptrend after operation.
rental around damansara is around 2.70-3.10 psf according to research report.

obviously projects by naza is trying to complete its projects in tandem with MRT thus escaping from construction phases but the price already counted in all factors resulting 1000 psf.

Big units. Non-bumi quota was sold out a long time ago. But they are gradually releasing the bumi quota to non-bumi so it has gradually been taken up.

Whenever I went there over the past year there were about 40 bigger units left. I think you might have been mistaken or might have been looking at the reflection residences board. But even the reflection probably has more than that.

I got the bigger unit, 1800 sf. Around 1.4 mil. Buying with my family for my parents. Still reasonable price, close to LRT and a Retail Mall directly underneath.

Perfect for my parents.

at 2011 oct only left not much units.
now still got unit for sale.
but price had increased actually, i remember my friend bought the 1800sqf unit at 1.2 mil plus.
now selling at 1.4m
not bad!!

GD I think will depend on the tenant of the 2 office building on the sides, retail mall below and also MRT.

Sure it's bank valuation? That's 800 psf!!

Then 850 psf is understandable since not easy thing to let go... Additional 50 times 625 sq ft is 30k only...

I think prices for both sides will be comparable for similar sized units. One side you have a mall with everything u need, hypermart, movies.

The other you have many high end offices surrounding, unproven mall, a row of shops and 200 to 300m to MRT station. And a bit more high end.

So yeah I think they will weigh similarly.

May I know from you all, the smart buyers/investors, according to S&P, when is the contractual completion date based on original launching time? Just curious... my case study.

Found out that coming retail mall is intended to sell out in en-bloc. my point of view based market information, it would be more successful if it could be leased out and managed by the developer. Just like Tropicana City Mall, I can say a benchmark worth to look with even though during starting operation was badly criticized by most people i.e. accessibility (I see it but how to reach there...). According to Propwall's post, average transaction is nearly 900 psf now! And it is being wanted to sell at 1000psf (of course it is fully furnished)... Can't believe it...

Analysts have cited landed projects and the residential units of Glomac Damansara as a major factor for the developer’s improved earnings for its 2013 nine-month period.
The retail mall is the final phase of the development, which is now 92% sold.
Hong Leong Investment Bank said in a report that it had earlier mentioned that it had expected the en bloc sale for the final phase, i.e. the retail mall, but with only a targeted value of RM50mil.
“Glomac has announced its intention to put up the retail mall for a potential en bloc sale of RM350mil, much higher than our initial estimate,” analyst Sean Lim said.
The research house added that the nine-month sales figure came in at RM519mil, 51% higher year-on-year, “thanks to strong uptake of its landed projects and the residential units of Glomac Damansara”.
“Note that the nine-month sales figure had yet to include Phase 3 of its flagship Lakeside Residences@Puchong with a gross development value of RM107mil, now 90% sold with remaining units being bumi lots,” Lim added.
RHB Research analyst Loong Kok Wen, meanwhile, told StarBiz that there had been no indication as to who the potential buyers were, although Glomac had stated that negotiations were ongoing.
“I believe it boils down to a matter of pricing. Glomac wanted to sell higher because the development was doing well,” she said, comparing it with Glomac Centro, which “was a bit low on the sales side”.
However, her outlook for the company is positive as Glomac has been able to deliver on its projects.
“The group has managed to replenish its unbilled sales and its Puchong townships are also doing well,” she said.
She added that the only reason she gave a “neutral” call on the developer was the impending general election.

anyway elf, you have made a right purchase. you may notice price drop or stagnant if during mrt construction period should it brings inconvenient and price hike during operation.

by looking at tropics, studio renting at 2.5k

Its alright. I think the typical interest cost per unit is about RM2300. Maintenance maybe RM350. So cost is about RM2700. So you still gain but in the form on principal payments.

Yes... possible but a bit at high side and above average. I assume purchased at 600psf so purchase price is 525,600, rental yield for monthly rental of 3000 will be 6.85%.

asking 2500 to 2800 only and that is for some ID design furnishings..

generally 2.2k or thereabouts depend on furnishings but the higher rental, not to say cannot get, have to be good furnishings, high floor, good view and ....have to wait a while

well, depending on how big the unit size you are comparing with, if you looked at Tropics, RM2.2K+ is for units with 600sqt+ sizes.

RM2500-3000 - furnished 800+sqf - 1100sqft on average i believe.


i think for GD, to start off will probably be around RM2.5k max (800sqft furnished)
give it a year or two, until the prop value reaches RM1k! biggrin.gif then we should see good returns and when the mall is open/MRT is open.

G-Avenue is an old proposal... where another tower will rise there.

Glomac is slowing the construction of the mall/plaza... not sure why but probably the plan is being revised.

The entire podium beneath the residential towers are the retail mall. Around 360K net area.

by gdr itself i think it exceeds tropics but as overall it depends on how glomac mall will flourish as other successful mall. unfortunately, mall will be managed by other not glomac. no success case like this before in malaysia retail mail... you see all these, mid valley by igb, paradigm mall by wct, tropicana city mall by dijaya, one u by bandar utama etc... they all have one similiarity - built and managed by developer!
maybe you have one bonus if glomac build covered link to ttdi mrt... i think they will!

Even tropicana city mall took more than 1 years to see better crowd and 2 years to confirm that it can make it. Even as of today after close to 3 years, there are still some lots not rented out from day 1. In the beginning, the Berjaya F&B brands have to operate the big lots on ground floor so that the mall did not look empty. And when there are now new operators like Rakuzen, Pasta Zanmai, Kluang Station coming in then only they close the Berjaya F&B brands to give way.

Trust me, even a developer managed retail podium is tough. It can only be a local neighbourhood "convenience" place, something like Center Point, Jaya 33, Jaya One etc....ok ok business, operators can earn some money but nothing vibrant....

Yes I am agree. And statistics and hostory show those succesfully malls only managed by developer...
How far GD mall can go, eventually it will only served as neighbour mall...
The most part I like GDR is its benefit being closed to MRT - that's all. About mall - I just blessing the best for all of you...

I have a 1022 sqft unit, facing TTDI on the 9th floor, with an extra carpark slot that i bought ontop of the 1 slot that comes with the unit...this is on block A. If anyone might be interested, feel free to PM me smile.gif am not an agent btw...freehold, comes with the fittings, near future mrt, etc

great value in comparison to neighbouring ascencia thats going at 1.1-1.2 psf now

Oo yeah I passed by briefly the area on Saturday. I saw some red color on one of the walls, surprised to see its painted red though.

i went to penang last weekend and saw gurnay paragon luxurious condo also have same design (i mean the central rectangular beam), it all in white and loking good.... simple is noce! =)

yea I think we should all write a letter to Glomac to complain about the RED colour. Originally I was attracted by the Glomac designing and the colour the used. Now it giving me a feel like Glomac University, makes it look quite young. I want them to used back the original colour as promises, looks much more luxury and appear to be like a "HIGH-END" Condominium!

I spoke to Glomac regarding the colour scheme of the builing, it is not the same as my brochure.

I was informed the red you can see is not the final colour. It will be painted in the original colours of grey and white.

I was also told to expect VP around Feb 2014, that's ahead of schedule and I am quite happy, need to move in around then

em... it is good if what you have been told was true but just think about it...

primer coat always come in white colour so red not a primer coat but final coat . question raises here is red already in the plan, i believe, along with GD theme - corporate tower of tabung haji as example also has red stripe. maybe you are talking to sale person in sale gallery then you better believe 50%. better talk or email to customer service/relationshop departmant shall be more convincing.

yes but you can only confirm with glomac anyway as real buyer.
I was buying flowers last sunday opposite the GD and saw some of the red already replaced with while!

another thing to share, personally i think tropicana city mall is running good and my wife and i feel very cozy when doing shopping there - no crowded, spacious and nice car park! but do you know it was already on sale? not tutup kedai but just change of ownership! wonder if it was in good business why change hand... so reality it is not. see the news @ below link.

dont think GD mall will be as happening as tropicana, unless of course there's cinemas, etc there.
hopefully it will suceed as your neighbourhood mall to do simple shopping, and cafes, good enough for me.


also, if only CapitalMalls buys over GD mall! that would be something. thumbup.gif

Tropicana is disposing its non core asset to focus on developments.

Tropicana City Mall should be transformed to the likes of Paradigm Mall with much better tenants. It suffers from lack of quality tenants and most of all are doing below average despite of the average footfall.
