Anyone know is there any covered walkaway from Glamoc Damansara to MRT? Don't you all think Glomac should built one? =) Added on November 24, 2012, 12:37 pmQUOTE(jepakazoid_82 @ Nov 23 2012, 09:43 AM) With walking distance to shopping mall, hospital and MRT, why not? QUOTE(fooj @ Nov 24 2012, 04:32 PM) For all those Glomac Damansara buyers , congrats to you ! And happy to see speedy progress from Glomac. Glomac Damansara now left with RM900++k and above unit. I have just booked another unit at Glomac Centro Bandar Utama. Still have units left unsold ??? Heard that this project had been launched since early 11! Do you know these units are under how many SF? Compared against during launching how much psf before and now?

QUOTE(fooj @ Nov 25 2012, 05:24 PM) I remember block B is more expensive one. Really start from RM650 per sq dr. Block A maybe is from RM550 / sq ft. thank you... dropby 2day to check. block A still had one unit of 13XXsf priced at RM 919K with 7% rebate while block b also left big sf units with price above 900k. personally i hope to invest a unit purely of its strategic location and MRT nearby but all already exceed my budget... =( anyway, a "smart" for you who had invested!

QUOTE(mini126 @ Nov 26 2012, 11:51 PM) The station should be the old Caltex station rite? If yes then should be 400meter(6-8 minutes slow walk) away I guess.. Correct, measured in wikipedia maps is around this distance but I wonder how walking path would be because surrounding is gated and infront is main road. Still not clear about it... Perhaps query should direct to developer as they claim MRT is 500m walking distance away but no concrete route provided. Added on November 27, 2012, 9:00 amQUOTE(stevecheahsw @ Nov 27 2012, 01:44 AM) Wau. .. ! Really expensive. .! I agree!!! now is 4-digit era... This post has been edited by LSSY: Nov 27 2012, 09:00 AM

QUOTE(Lcsx @ Nov 27 2012, 09:11 AM) Actually you won't have to cross the main road. The MRT is planned to be accessible from both sides of the road. And there will definitely be walkways leading to the path. It is a requirement for developers to have a certain amount of setback distance of their buildings. I mean GD Residences already a half gated development and no clear of walkway to MRT. Glomac shall make it clear and give a merit into the development. It definitely a selling point to recent phase 4 open for sale retail shops and mall. Added on November 27, 2012, 1:25 pm[quote=LSSY,Nov 27 2012, 01:14 PM] This forum is open for disccsion about investment in GD Residense. Mind you all share what will be targated group of tenants will be, youngters, expats, etc... Feels free to share your views and learn together! Realiable source I gained, the only expat is singaporean and the rest are local. >80% Chinese are the buyers. Sheilla Majid, 80an Malay singer who also buying for her daughter. QUOTE(Lcsx @ Nov 28 2012, 07:06 AM) Immediate rental market - TA Securities staff, Glomac HQ tenants, Tabung Haji 25 storey building, Oval tenants, Menara LGB tenants (The Greens), Lifestyle renters - ps. The MRT goes direct to 1 Utama, Curve, Damansara, KL, has a Mall within the development and Tropicana Mall is walking distance. The offices potential renters will be more senior execs and above of course. And potential for expat rental is there. Especially since along the MRT line will have several other Grade A offices while Glomac Damansara is one of the few walking distance higher end developments along this part of the line. However there are less expats here today but they are still around. These will be potential tenans group but I am quite negative with expats will choose GD as Damansara as time proven it was not a preferred choice rather than Bangsar & MK. But everything can change, hopefully with MRT facilities and the retails shop/mall can be done as Publika, SOHO KL etc. why not... While MRT and mature amennities are there, I think future develoment of GD retail shops and mall play an important factor. About rental rate, Bangsar n MK are now by average rented at 3.3psf n 3.2psf. Assuming 3.0psf GD Residence, taking 1000sf for example, it would cost rental @ 3000 per month. Executives from Glomac HQ, Tabung Haji, TA Securities, Menara LGB may think it is pricey, personally I think, unless being subsidised by company for management level.

QUOTE(Lcsx @ Nov 28 2012, 10:03 AM) The expat market for Glomac Damansara would be the niche one that doesn't intend to get a car in Malaysia or is normally chauffeur driven (which may exclude weekends). There are probably only a few condos targeting this segment within this part of the line. Ah as for the latter, I specifically mentioned more "senior" execs. Haha. For sure normal execs will find it tough and won't go for it. Unless they plan to rent separate rooms with the big+ of being next to the MRT line. Agrees and it would be more convincing if the office lot/floor were succeed renting out to multi-national companies.

QUOTE(ManutdGiggs @ Nov 30 2012, 11:39 PM) Boss I tot retail units sold out Liao? Stil hav? Hey I am not boss but buddy of you all. Sharing is caring... The one sold-out was shop-office lots. There were two shops open soon i.e. Vault Bistro and Lounge and Ferraghini who sells superp branded luxurious stuffs. As I know so far retail lots (retail poduim) still availabe where they are 103 lots in total with 1 supermarket and 1 foodcourt as planned. See the photo for your reference. Looking nice right? The successful of this development will surely give a boom to the market appreciation.
Added on December 1, 2012, 5:01 pmQUOTE(hydrogenx @ Nov 30 2012, 11:51 PM) is it Block A and Block B? I believe so as if you see the site progress they are being built in parallel. Separate VP will sure make block a making noise if construction still going since the gap just merely 50 feet away. This post has been edited by LSSY: Dec 1 2012, 05:01 PM

I think this lane has high possibility to turn the link between GD and MRT station. What do you think??? Added on December 1, 2012, 5:10 pmQUOTE(happyhome @ Nov 30 2012, 11:13 PM) i think they are on schedule too, shd be hand over in Q2 / Q3 2014. Wonder why you say on schedule but handover in Q2/Q3 2104?? VP at this period already considered being late of half a year because by right VP is expected by 1Q 2014. Looking back of the retails developemnt by Glomac doesn't catch a good prospect, for example Centre Point (old), Glomac Gallery @ Hartamas (new) etc... Wonder if this Glomac Damansara will succeed???

Its access not the best I would say very convenient. I also have no idea who will manage the retail mall but to make it a successful flagship to Glomac I think must make it managed but not individually owned.

QUOTE(jepakazoid_82 @ Dec 12 2012, 07:32 PM) I think Glomac Damansara access is better compared to Oval. Oval is like next to the busy Sprint highway. Agree GD with better access and alternative but Oval can't deny has better exposure to public being off road site. Added on December 27, 2012, 10:29 amNoticed Stackbucks Coffe just open at Jalan Fuad TTDI !!! Good to hear that but I wonder how Glomac's effort to make GD a successful details mall as investor more towords TTDI town as a matured town???
