If developer build without g&g then RA should apply it ASAP. Nowadays landed comes with g&g very expensive for example PW3. Haven't get CF yet 20 x 70 size already sell RM700K.

Actually council won't approve G&G
They only allow guarded . If no complaint then they will close one eye . Those landed with strata G&G then yes .
Many developer dint get G&g approval but they just submit the residents names to council let them aware that majority agree . So council won't come and kacau ..

That means those new dev property have g&g also not approved by state council?

Better not la but if there is no solution , no choice lo .. Any road damage . Developer have to bear the cost . The construction vehicle also use the road for time being . Must find a win win solution lo

One of development by tanming in saujana . The so call G&G also without approval cos I notices they close few junction road to make it look like G&G.

Check with developer . Strata title got many restricted rules example not allow to renovate facade .
Normaly they do strata land title on rm1 mil above residential property .

Ok let say if new dev comes with guard that means state council approved & in future RA also can looking guard for themself right right?

quite a lot of new development at the Jalan Cheras / Jalan Rakan before turn in into Sg Long

what do all Sifus think of the prospect of this part of Sg Long? considering few new MRTs are popping up within 2km radius, Balakong and Tmn Koperasi

Taming Mutiara developer should be sued for misrepresentation and cheating because they used the guard house to sell the first 2 phases of semi-d. I went to the office, saw the master plan and asked what are those future developments. My spouse saw that only one road leads to all and worry that the construction workers would cause trouble for residents there. Usually, the worksite should be fenced up and has it own dirt road so the lorries, workers and heavy equipment wont spoil the finished road.

I told my niece not to buy there but she insisted. Now have to suffer cos her hubb is an invalid and she has 3 small kids with a maid. Not that safe without guards and a hive of workers just behind!

Tanning PW3 RM700k is asking or transaction price?
Older area, 22x70 with gng is only asking for 580k, low density and at the hill top summore.

Actually Palm Walk is quite nice but I was told by relative in real estate line that there maybe water sipping through the bricks due to the material it uses. Any truth in it?
