Yes for service apartment, but not sure for SOHO as SOHO still holds the "Office" element.... anyone who just bought SOHO can verify this??

I think depends on the developer. When you buy a SOHO, if u sign SPA with Schedule G / Schedule H. They are protected under HDA smile.gif So, best is to go through the agreement and make clarification with your lawyer nod.gif

i been through this site nearby a few times. to those who said there is no smell, probably you are lucky enough not to be facing an oncoming wind. the oxidation pond smell definitely will reach this location as i have smelt it before the few times i have passed by not inside the comforts of my car but on foot. the smell is.. terrible. and this smell is strongest when there is heavy winds or come night time after 9pm.

actually, for the people who mention about will they go to that place to shop? yes, it's possible because in door wise everything is air conditioned, so no worries there. BUT you think the parking will be air-conditioned ah? rclxms.gif once you step foot from your car, you have to risk the chance of the possibilities of smelling something foul. and that my friends, is a big no-no for me. i for sure will not want to purposely go drive to this area and risk the chance of having to smell something putrid every now and then. i'd rather put in a few more distance to go for mid valley instead.

how about the residents of future said SOHO? when you walk around from one block to another or through the gardens or go for swim, etc etc., you want to buy a property to stay where you will risk the chance every now and then to smell something awful? smile.gif maybe you won't smell it non-stop that kind but even smelling something bad minutes within an hour for X amount of hours for X amount of days is a big turnoff in the long run. sooner or later, you'll still move out eventually.

for those who bought for investment flipping, maybe you'll be lucky enough to offload to people who didn't do their research or who are buying for investment purposes. for those who bought for stay, i say good luck to you and would want to know your endurance of holding your breath for how long and how often smile.gif for those who bought to rent out, i also say good luck to you trying to maintain renters in the long run. scott soho is a pretty risky buy in my books. i'm not saying 100% fail mind you, just more riskier than i am comfortable with.

cybermaster98: ur insider is it jackson ah? wink.gif anyways, he and another insider i use also confirmed what you mentioned. currently there is a stalemate in discussions. tesco at this point in time is NOT confirmed to be moving in. it can change in the future but anything is possible. hope bro and gals investors here didn't buy solely on the assumption of tesco moving in, otherwise.. tongue.gif

Generally

It's a upcoming lifestyle. A place where all the professionals could stay, live and do business at the same time. And most of all, FEEL GOOD seeing each other in an environment that promote great taste, comfortable living, fresh, clean and upmarket lifestyle.

For me,

If I'm investing in oversea, I will rent or buy a SOHO because so that I can save costs for both office and house rental. The workers could stay and work there and I can go there occasionally to check on the business.

However if I'm in Malaysia, I won't rent or buy a SOHO unit. Not that I totally reject but I would think twice about it.

First of all, I wouldn't want to sleep and work in the same place. Your whole life is exposed to others. Worst still when you are down and do not have the mood to tidy up your place. Your reputation would be affected.

Second when people chase after you for your services or deliverables, you won't have time to rest. This is because the client knows where you work and where you live, they will keep on calling and you don't have a peace of mind. Worst still if you owe people money, you have no place to hide.

The design has to address the COMPLETE and TOTAL privacy of the owner so that his life is not mixed with the work/business and he could SHUT DOWN after office hour. This would include a TOTAL separation of the cooking, dining, resting, bathing areas from the working space.

However, there are also lots of people that successfully lead their life this way. There are lots of architects and consultants that work from home in Malaysia. It's just that for me, it's a no no for the moment.

In future, when I have enough money, half retired and do not really need so much money. I might want to buy a holiday villa/bungalow and dedicate a separate space to do business. A place where I meet and interact with the clients. Business done in a relax manner.

U know who are the tenants moving in?

Heard the tenants just confirm verbally only. They have not nego which shop lot to take & how much is the rental. Like this can back out at anytime lah…

I think they have not launch the last phase for the Soho (KLCC facing). They have a showroom. Fittings are quite nice but the ID was crap.

As for the shops. Should VP end of Feb. Tesco tentatively open in March & the shops in April.

The confirmed tenants are:
- CIMB
- Overtime
- Bread Story
- Prince Café

A couple more but I can’t remember the names.

Pending are:
- Starbucks
- Either Fitness First or True Fitness
- AmBank

i`m also real estate negotiator


developer left 180 units with klcc view,expecting will fully sold out since have more than 300 waiting list,so please contact me for get the best subsales price, i also 1 of the owner,sure wont press down properties price =)

at least start from RM850k from 7xxsf =) (all the owners works together then the properties only can get better return, a lot of properties value are based on transaction,so the 1st seller very important, please contact me for get the best offer~ .)

I think right now SOHO is a good bet for investors...

the only reason i can think of is the 70% MOF on LTV

SOHO is considered as commercial and not residential.

you should have no problem to get 85% if it is individual title
