it's rm443.82psf.
he quoted it to be the bigger layout type somemore (so it should be better units with better views, right?).
maybe some berjaya staff letting go through agent?
for those eager to buy in covillea as quoted, maybe it's best to grab this offer liao lor then.

With 628K, some buyer still made big profit as the early batch enter at ~400k++ ... Late comer need to wait for early batch to sell off first only can made profit ....

If I am not mistaken, the lowest at level 6 after early bird discount also cost about 470k......unless this unit really a VVIP discount, or the owner intends to sell with lower profit margin...sigh sad.gif

Even at 500k, with DIBS. 60K investment (10% plus lawyer fee). 628K still make $$$ with more than 120% within 2-3 years ... of coz it spoil the market for existing buyer. Maybe this guy is not optimistic about property future market ....

If you bought properties in 08-09, you should expect at least 40% appreciation by now.

not true.

inflation is already 20% in klang valley in ythe past 2 years.

having factor in 5% rpgt yet?

the last few units were sold at rm650 - rm680k, hence this guy is selling below developer's price???!!!

Properties bought in 2009 or before and sell it off with just 20% gain is really not a good bet. Anyway, buyers will love to meet this type of desparate seller, including me biggrin.gif

inflation already 20%

spa, stamp duties = 10%

rpgt = 5%

opportunity cost for your 10% deposit = infinite

my advise is to sell at least rm820k so you don't jeopadize the hope of those late buyers who bought at rm680k.
