Last 2 units in Block B (unit 8,9) face swimming pool, golf view very narrow but no block view. Unit 6,7 view blocked by Vista Komanwel, that's why they are the last being sold off, else Covillea awal awal sold out already.

Unit 7 the most. Unit 6 is slightly better. You drive from Taman Esplanade and you can see from there.

yes.

come to think of it, rm800k for a condo is not expensive considering the recent lauches & future launching in the coming months.

Bread also increased 20 sen from RM3.00 to RM3.20 (6.67% increase).

So house prices in the next couple of weeks will also see some inflationationary increase.

Just curiously, how much (RM) do you guys need to rent out in order to fetch a 5% returns from rental for Covillea? And what's the rental market like in RM for Bukit Jalil?

assuming average original price of rm450k.
so 5% of rm450k = rm1875.
give or take add another rm350 for maintenance/insurance/sinking/assessment/quit rent/iwk/etc. so it's about 2225/mth.
think the rates currently are way above 2225.
am i right?
bad at calculation or ROI of props.

Savanna current asking standard rent F/F would be 2.2k. Assuming transactions done at 600k, it's yielding 4.4%.
2,200 * 12 / 600k.

For Coveilla, if asking rent is 2.8k on a 450k price you would have 7.64% yield. If minimum you rent it at 2.2k you would still get ~5.87% yield. Not a bad investment if the commanding rent is there nod.gif
