Lets say reno & furnitures cost 35k.
850k-35k=815k=576psf.
This is still a good price, isn't it?

Drop by today for a stroll and making usage of the facilities there.
Upkeep is good. And good to note that there has been remarkable occupancy about 50%-60% easily based on visual observation from the deck. Crowd is also good with mainly Chinese and also some Eurasian and also Indians. In terms of cars parked inside, there is a z4, many BMW, some Benz, a 635 among others.
Maintenance team is also pretty strict in enforcement in terms of ensuring proper attire in the pool.
Overall am pretty please with my observations today.

personally think it is a design fault for AC to bed 3. they should have provided a ledge at the exact spot the AC was installed in this picture.
as for exhaust, it is subjective. management should have fixed a punch through location for owners to install IF they require.
this shows that Berjaya is still at its infant stage when it comes to experiences of highrise.

but the hacking of the concrete wall is a big no no.

True... The build qulity is just average!! Each unit is just worth max 450k (at its launching price)
So.. If we look back the launching price, it is actually reasonable at this build quality.
But not for the price over 500k.
Now we learn something about fooling and being fooled.
