Upon VP can be up further by 5% to 10% if the response is good ...

rm650k is very cheap. my entry cost is already circa rm620k. with rm30k margin, can't really make much-lah after 3% penalty, 5% rpgt, opportunity cost, legal fees, stamp duties, mot, etc.
