keep if price not right at rm600 psf.
look around you, all launchings now with similar concept or lower tha covillea is alreday selling at rm600 psf & above in bukit jalil - puchong - seri kembangan. what do you think? the simple answer is that you can never buy back similar concept at anything below rm600 psf! |

Covillea gor, delay interest? Wa lau eh, sibehjaya let you earn the cap gain already and you still not yet full? One agent called me offer 610k. I asked her go back work harder. |

depending on your loan agreement. most bank will charge between 3% - 5% if exit less than 5 years.
in addition, you've your rpgt of 5%. nett-nett, you need at least 20% (including 10% deposit cost in event you invest in other intruments) to breakeven. to make a profit (just based on absolute numbers), you need 30%. to really make a inflation-proof profit (land/material/labour cost), you need 40%. based on last transacted unit price for covillea & selling at rm600 psf now, your profit is only 28.3% - so still not that greedy-lah.
