Booked my unit at block A unit 9 with balcony last week, now waiting for the letter of offer from HSBC. Anymore forumer who bought Covillea in march or April? Just wanna check if HSBC gives me the same deal as others so that I know what extra stuffs I should request. Basically the package that I'm going to get is blr minus 2.2, and zero interest during construction, but need to pay for the legal fee on loan agreement yet get 5 years lock in period with 3.5% penalty in case of early termination.

I'm new to this forum cuz this is my first property at KL (I'm from Seremban). Really need advices from all the sifu here.

I actually was struggling whether I selected the right unit, cuz I actually prefer unit 2 with balcony at Blk A, but all sold out. So I go for unit 1, and my concern is I wont be able to enjoy any pool view from my condo at Blk A unit 1, and the 2nd bedroom window will be facing the vista condo. If I die die wanna go for unit 2 at Blk A, the available unit will be those mid-high floor from 13 Flr above.

By the way, did you all know that Flr 13A at Blk A (which is supposed to be Flr 14) did not record any sale at all?

I was considering unit 3-5 Blk A before, but I decided to get a corner unit with better facing and bigger build up. Somemore Blk A only have 1 more unit available for unit 3-5 with balcony, which is at 7 Flr. I personally think that 7 Flr (which is actually 3 Flr from the pool level) could be too noisy especially if there are ppl having party at the pool side or the BBQ area.

Anyone mind to share how much you all paid for the legal fee for loan agreement? My bank's lawyer quoted me RM6.3k after several rounds of negotiation (already after 30% off for legal fee calculated under HDA Act).

Anyone paid lower than RM6.3k?

Zuiko407, mind to give me your lawyer contact that gave you 50% discount? I have not yet signed my loan agreement, so I still have chance to change lawyer with lower fee quote. You can PM me the info if you are not comfortable to disclose the contact openly.

Guys, I just heard that Berjaya is giving 5% rebate for their remaining unsold units of Covillea, meaning that new buyers will only need to pay 5% as downpayment if getting 90% bank loan. Not sure whether it is true. If yes, it may not be a good news to those existing buyers, including me....

We should also factor in the montly maintenance charge of 30 cents psf (if I remember correctly) in to the ROI calculation. So, if rental is 2.8k on a 450k price, the yield should only be 6.4%.

My unit is a corner unit with larger BU (1415 sf), what would be the indicative rental judging from the current market around BJ area?

I also received the letter for utilities deposits. Do we really need to pay the deposits so early as the condo is still under construction? I remember I only paid those deposits right before vp for my first house that I bought in Seremban.

Dear fellow Covillea buyers,

I spent few nights staying in my unit during the cny break, the condo is really awesome and my family really likes it. I've done some basic reno at my unit and would like to post here for sharing. (Hope it works since this is the first time I post photo here and using iPad)Attached Image
