QUOTE(mrPOTATO @ Oct 19 2011, 09:34 AM) Pai kor, how much do u spend on yr reno ? And how to decide how much to spend so not to overspend ? Share share .. Chief.........for rental props....the yardstick I used to determine if I should rent bare or f/f :1. Furnishing and reno cost does not exceed 8% of prop values. 2. Incremental cost from f/f a unit can be recovered within 2 years. @Ruben, sure just buzz me if you need help. You better quickly come and see my unit 1st...........might finalize my tenancy within this week........... |

On point 2, do you have a yardstick as well for recovery of reno cost?1. Furnishing and reno cost does not exceed 8% of prop values. 2. Incremental cost from f/f a unit can be recovered within 2 years. @Ruben, sure just buzz me if you need help. You better quickly come and see my unit 1st...........might finalize my tenancy within this week........... PM u already to check out your unit |

QUOTE(ruben7389 @ Oct 19 2011, 11:04 PM) yes.....as mentioned previously...........if the cummulative incremental rental gained from f/f can be recovered within 2 years..........IMHO its a go........ Looking at today rental rates.........it makes sense to at least p/f or f/f TS.............as cost can be recovered within 2 years. This is assuming rentals dont increase in the next 2 years...........which is highly unlikely Added on October 20, 2011, 10:56 am QUOTE(froglai88 @ Oct 20 2011, 04:41 AM) Sifu, nice photos, thanks. LOL...I recognise that photo just that kidding with our taikor here.
seriously, would be interested to join any good session here so to hear more fm our taikors here on their property investment point of view. Good to learn on how people judge on the potential of the properties rather than joining the crowd or BBB mode. |
