Chief.........for rental props....the yardstick I used to determine if I should rent bare or f/f :

1. Furnishing and reno cost does not exceed 8% of prop values.

2. Incremental cost from f/f a unit can be recovered within 2 years.

@Ruben, sure just buzz me if you need help. You better quickly come and see my unit 1st...........might finalize my tenancy within this week........... wink.gif

Some pics taken sometime back by a fren for TS.......... not many condo's in KL has this much facilities ........ at such low maintenance fees.

Sifu, nice photos, thanks. My overseas guests love the gym room very much, they said hardly see such a big gym facilities. Besides, your showroom decoration very nice too, me and my guests like it so much, well done. You should setup a reception office downstairs, hehe rclxms.gif

Thanks2. Wah.. ur stricter than an akauntan, depreciate yr furniture over 2 yrs. Btw, is it using 8% of purchase price or current market value ?

yes.....as mentioned previously...........if the cummulative incremental rental gained from f/f can be recovered within 2 years..........IMHO its a go........ wink.gif

Looking at today rental rates.........it makes sense to at least p/f or f/f TS.............as cost can be recovered within 2 years. This is assuming rentals dont increase in the next 2 years...........which is highly unlikely wink.gif

Yup TS's gym is really huge n awesome .............. biggest I've ever seen in a condo.........and the 4 steam room + basketball court sets its apart VS the competition wink.gif
