They should claim the damage via the renovation deposit of the owner. The owner will need to claim back from the contractor.

Recently went to inspect this property and found that management has done a relatively poor maintenance job.. eg, there's severe water leakage on management office ceiling, drainage system is incompleted hence resulted in accumulate of water in certain area- flooding in parking (high floor) and swimming pool. Any buddies experienced these before or any rectification work been carried out by management?

I think you need to differentiate what falls under management office and developer. A lot of people got confuse on this.
The building is new and thing such as water dripping issue is under the developer to fix it. Management can expedite it but if developer taking their sweet time to do, then how? Also, the owners also need to take the responsibility as well such as writing reminder letter to the developer office in Penang and give them stern warning e.g. set the deadline and expectation. If just talk talk in this forum and no action, what is the point?

So, do more Explain than Complain. biggrin.gif

3 years? First thing we need to do after JMB is formed is to raise maintenance fee!
There are only 4 guards during night shift. But we definitely need more than that cause not only they are security guards, they are also "kindergarden" guards to prevent some childish young tenants from playing at pool at 4am in the morning...

Backkom, do you plan to kick the ball rolling? Since you are the resident, your timely report will be more valuable than those investors who own few units there.

You have my support!

I harsh to you? mana? sorry taikor..I didn't know it. Let me know which sentence/word is harsh to you and I will delete it. biggrin.gif

froglai, from previous posting, Backkom already mentioned that he/she is the resident of TS.

Backkom, I can understand the fuss of noises from swimming pool around 4am in the morning. Unfortunately the nice swimming pool with waterfall sound come with the inconvenience for those lower units.
