I am the owner of TS block A.just move in last week.problems started 2 days after i move in

a)water leaking from the unit above (toilet side)
  the contractor workmanship very poor
B)management services very bad
make a complaint but until now, nobody come to repair
c)neighbour beside more than 12 person stay very noisy
d)the lift i think 2 is functioning as i wait for more than10 min to go down and 10 min more to go up

I felt regret bought TS
now dunno what to do with the leaking?should i rent it?how the rental there?
*
pt B and C is common when the place is dominated by tenants ..
despite all promotion, there are still some owners who speak the truth ..
TSentralowner, i would advise u to sell it off .. in here, many SEEM to be desperate for 450k .. if the price is right for u, then it's better to sell it off rather than holding a burden ..
but i might be accused again that i m playing down TS and desperate for TS .. so shallow wink.gif

H Global,

just wanna let u know for the past 3 days, at least 3 agents proposed 460K for the intermedite units (KL facing) but i rejected the offer. So if u can get 420K ( for decent units -- not facing shoplots and low level) , pls do go ahead and grab the units.

what is your plan? Stay, rent or sell? Yours high floor ? and what is your target price if you want to sell.

now my reason for TS value at not more than 450k are as follows
.........highest txn reported for TS from other forum now is 520k leh.....already way above your valuation........ heh tongue.gif

Looks like your reasoning AGAIN cannot pakai and proven wrong......... just like how you claimed before to have made 1000% COCR on your Setia Walk unit...... even when you havent rent or sell your unit..............FYI you cant get any COCR when the asset hasnt generate any income / returns for you ......

why go to management for defect? should go to Developer office for defect right?

and I do hear that few units have some issues such as water leakage, tile uneven, etc but no majority units. As I said before, yours is unfortunate one..very sorry to hear it.

I think what you can do is to pester the developer / management for all your issues until they cannot tahan with you. You have the right to do it.

can we group together to make a complaint ..so our voice is stronger  .BUT NO PAI PLS
*
i think u r late comers. most of the units already VPed and should be 7788 for defects complaint and now you talk about group complaint? Better group house visit lah...hahahaha...

you better ask/appoint your lawyer to write to developer/management office to give them stern warning such as if they don't fix defects within x days, they are liable for any cost incur due to the defects. This is more powerful, I think.

i am not desperate at all.did i say i am desperate to sell.see my previous post as i not intent to sell now .i already renovate more than 40k insede and furniture rm30k..i can wait for another 10 years to sell at rm500k
*
wow.. you taruk so much for your unit. 40K reno + 30K furniture = 70K to make your unit look nice and livable..

Then your bare unit is RM 430K (500K - 70K) ?

I think you can sell your unit within few months with 500K asking price.

Do mind to let me visit your grand reno unit?

also, we heard before that someone in this forum said that nobody will reno their units in TS but we have 1 case here already... this is not simple reno, I think. Based on 40K, let me guess:

1) plaster ceiling
2) full wall tile for kitchen area
3) quality kitchen cabinet
4) buillt-in wardrobe
5) nice curtain
6) quality lightings & fans
7) 4 units of air-cond
8) repaint the unit
9) re-wiring
10) + good furniture. eletrical appliances.

*
you can sell to me with "good" price. I don't mind to pick up "good price" unit. At the end, developer is liable to fix the water leakage unit up to my satisfactory level. Probably I need to leave the unit empty for few months because of defects rectification work but it should be ok, compensated with "good" price. So TSentralowner, want to sell or not?

ok ok sell to me "good" price. chrisw kor want or not?

To be honest, i saw 1 unit almost has the same fate as yours. one of the wall near to living wall got wet almost everyday and according to the contractor, some issue with the pipes belong to master bedroom toilet. These pipes are conceal in the wall and if you really observe, you don't see the water pipe+discharge pipe for master bedroom toilet because it was conceal behind the living hall wall. So the contractor has no choice but to hack the whole wall to fix the water leakage problem.

as for your case, I don't know how serious is yours. If really need to hack the wall, then it will be a big task for you to cover, clean the whole house after rectification work.

good luck.

as i told you earlier, there are few units with some issues such as water leakage and you are unfortunate to own one of these units.

Put it this way, TS has around 680++ units and do expect some major defect units to be unfolded. In any production line, there tend to have defects units as well. same for pregnancy as well.

"...Miscarriage is the loss of a pregnancy in the first 20 weeks. (In medical articles, you may see the term "spontaneous abortion" used in place of miscarriage.) About 10 to 20 percent of known pregnancies end in miscarriage, and more than 80 percent of these losses happen before 12 weeks..."

Come on, you were paying around 250k for your unit (Block A) or around 300K for Block B...

If Monoland is launching TS Version 2, sitting on small plot of Tamansari land with starting price of 300K, would you like to buy now? If you don't buy, someone will buy... brows.gif brows.gif brows.gif

Unless TS is selling like Sky Res or Vue Res price, then you have more reasons not to buy from them in future.
