TS value drop to 420K good for those in waiting.  But i dont think so. At least until today, no seller wanted to part their TS with 420-440K. ( not incluve those lousy units -- lower floor with shop front view)

COCR can also be used as net profit over capital invested not just for ur rental calc ... check this with supersp when he first mentioned it .. while my prop is still undercon, it doesnt mean i cannot sell .. and i know many transaction that took place more than 500k, hence my conservative COCR. well if u call this a lie, then what do i call it when u quote TS at 770k ? 
and again, u are making ur own assumption of me having 1 undercon prop which has yet to realise gain .. what makes u know me and ken ? again what u said is right right right, what others said is wrong wrong wrong .. then what is foruming for ? 
by the way, do u see it that anyone who made their first posting in forum means they are newbie in property ? maybe u have such tendency which makes u bias... me and fellow lyn forumers based on the logic of the statement instead .. who is with me ?   pai, dont shame urself on such posting which makes a guru behaves like a newbie .. 
now lastly, for all TS owners, my previous posting has some self-queries, so u shud know very well what TS potential is ..
and i do agree with ken that TS looks like flat, i dont mean offence but that's how me and others see it .. u can claim on potential of LRT / monorail, but dont fly with it .. for caps due to tamansarie, now that's a blatant lie /hope .. as i said earlier, a self contained development has little effect on surroundings .. best eg, medan putra has no appreciation despite it's location next to dpc .. moreover, TS is of obvious different product category than tamansarie ..
at this time, i agrees to the fact that the fair price of TS ranges from 400-450k which i already said the return was substantial enuff for first buyer  but nothing to shout about .. it is up to the owners to think otherwise ..
now me, ken, pringyaf and others didnt come to discourage the owners so that u can sell cheaper to us .. all this are great imagination from Pai ..
which i dont think many believe cos we made a good reasoning, analytical, and sensible statement .. while as for Pai, can i accuse him saying he had a higher entry cost and now that the market price is low, he is scared and hence promote TS to 770k ... at least this makes more sense than him accusing us with no posting at all, want TS badly etc ...
ok .. so i agree with what ken and others said about TS, i hereby ask the owners to do some good judgement .. others and i may sounded a little  offensive but there is no way to avoid it as Pai brought us to such situation with his accusation ..
I am pretty sure some owners who has been long in the forum knows what Pai intention is about .. while there may be some optimistic, so be it .. we did what we can in the forum .. we didnt ask u to believe us .. but ask u to think .. when u use ur brain then it will make more sense than listening to someone who has made thousands of postings ..

To me, you and your BFF seem to be the only ones attacking TS.  I am still trying to figure out your agenda.

1. The way you replied me - just shows your sheer arrogance. That you have never been wrong before? That if a recession comes - your reply is - everyone will be hit? WOW - look at how short sighted you are.  You have no strategy or risk mitigation plan at all. 

2. Answer Minolta's question properly.  I just called the agent's number myself.  He also told me that there's no such thing as a unit below 460K. 

So - it seems to be me that you have a serious credibility and integrity issue.

I called the number our '11 property sifu' Ken gave here n guess what............agent said no unit going for below 460k  leh..............far cry from the 390k-420k claim leh.......
