anyway, you've got a point. For me, i've always focused on high res areas away from LRT's....i guess I nvr did focus on that play.

But, I can see the merits of a LRT play, especially in the past 3 years....a double combo of cap and yields.....particularly for the early investor.

I've been lucky enough to know few decent and some great investors............n none of them bought Setia Walk............ as was widely acknowledge back then that SW was overpriced............. none of them can understand why would anyone buy a single bedder in puchong for close to 300k when you could buy a TS 3 bedder in city center, Tropics, all for less than 250k..........

yesterday went to view few units through agent ..I dont like the design..look like very cheap flat.wondering if expatriates going to stay there.in KLCC and BUKIT BINTANG their rental also below RM3k for 2 or 3 bedroom.I think the rental for ttitiwangsa sentral cant go high and capital appreaciation pls forget it as the price is too high now..RM450k for a cheap titiwangsa sentral!!!!!!!!

I don't expect SW to be a fantastic investment like TS, but i do expect a decent return ... IMHO, COCR of 500% should be achievable..

no unfortunately i didn't buy zest ... If i have the guts to whack all three, TS+Zest+SW, i would be a super duper happy man now ...
But this TS, to b honest, so far, COCR is the best among all my investments , almost 900% ! rclxms.gif

ALL WANTED RENTAL OUT RM1600 TO RM1800.THE OWNER NOT DARE TO RENOVATE and without the furniture basic unit.because they not dare to invest more in renovation as they know even they put in anothe few 10k for renovation..they wont get higher in terms of rental..and all the tenants there also will become like cheap tenants eg nurse and low class tenants as student wont take care the unit..Thats why no one dare to renovate for rent out

so what about other investment strategy ..
but for sw hor ... i think u are the one that dont understand ... i never get SW because of LRT .. it has never been my gameplay for that one .. and dont just assume i have got one only experience .. kid grows to adult, and adult grows older .. icon_rolleyes.gif
now about ur perspective, sw despite being described by you as the worst investment in puchong has proven otherwise .. at 320k it was deemed overprice at that time but today the paper return has surpass my expectation .. and i m not sure ur vested zest can generate higher abs return than sw .. so tell me what makes ur perspective so true and deemed reliable ..
TS was the most invested prop by the "guru" in the forum .. was dubbed as the highest return of all ..
so now tell me how many is satisfied with the current price that they can sell .. or is it because u get in later with higher entry cost, u want to push the price higher resorting in forum promotion ?
despite u owning multiple props, ur knowledge is limited to ur own gameplay and cant seem to understand others ..
u must understand this is a forum .. ppl can judge .. u have ur own perspective, but that doesnt mean it is correct due to the number of props u hold .. dont tell me u never hear of any rich guy who went bancrupt .. put more logic and sense rather than just quoting of ur return ..

i think u might have gotten a different unit than mine in SW.
my COCR is at least 1000% in SW and that is already on the conservative side.

I AGREE .PAI cant accept criticism..he just want to promote .Who want to buy at this RM450K!everything he buy sure will say good buy and will appreciate fast!everything he sais is right right right..Nothing is wrong.NOBODY want to renovate their unit for rental ..See iproperty.com..all basic unit for rent.

The 1.8k price you quoted for TS.......is for bare unit .............but all your example above are all fully furnished rates.....so we aretn comparing apple to apple are we?

Look, I'm mere stating the facts that :

1. Prior to yesterday you havent post a single posting in LYF PropertyTalk

2. All your post todate is on Tititwangsa Sentral.

3. You then compare a bare unit in TS with furnished units of other developments.

Huge anomaly here.......but luckily LYF guys arent stupid......... tongue.gif
