obviously someone is trying hard to confuse fellow forumers in believing TS will appreciate much further ..

in general, condo appreciates the most during construction, then at one point becomes rather stagnant and if not well maintained, will drop in value.
new development within vicinity has little impact on the existing condo especially when it is a self contained development .. least to say it is a different product offering altogether ..
ever wonder why ppl are buying new launches and not rushing to buy existing condo in nearby launches ?

To be fair......I think it's correct......there r some low floor, shop facing units in TS.......bare unit rental should be thereabouts........


The pricing for Viva /saffron should correct as well.........far cry from from the 1.5k quoted by some vested fella looking to pounce TS on the cheap.... whistling.gif

Pai, I got to agree with you, just to share with you that my unit in suria jelatek just rented out last week for 3k/month. I couldnt ask for more for the low entry price and it is near jelatek lrt and 100m to GE mall.

I`m really interested in TS , just went there just now to view a unit in block B at 37th floor. this block only has 2 lifts and I need to wait more than 10minutes for the lift. cant imagine how long do we have to wait when most of the tenants already moving in.

how much for block B at 37th floor TS unit that you viewed? The lift slow probably due to reno period as contractors blocking the lift to load and unload the goods. if you go during normal hours like before 9am or after 5:30pm, then the lift is very fast..it is high speed lift, heard from developer...once all units reno done probably after 6/12 months, then you can expect good lift to be used!

Property crash, TS shall have minimal impact due to other 'prettier' offering ..

high floor block b asking for >550k. I think its a bit too much for a 38 storey building with 2 lifts. prefer block A as it comes with 4 lifts each. looking for mid and lower floor as I cant stomach high floors come with generally low handrail(height phobia). my budget is around 450-460k otherwise I will give a miss.

My suria jelatek , I was called by a buyer(not agent) who agreed with my price of 525k which I eventually did not proceed with the sale when I managed to find tenant for 3k. was told that about 60-80 units are in the process of changing name.for high floor the average asking price is 550k despite negative comments by certain quarters but the location tells u everything.

u sure ? i have my vested prop near LRT but still cant understand ? u forgot where my vested prop is .. whistling.gif
from what i see, prop near lrt normally command rental premium but due to the fact, that they may not be no.1 criteria for homestay, capital appreciation is limited. and most of the time, u see typical condo nearby lrt with worndown facilities due to many renters, hence caps are normally limited.
but Pai always have optimistic mind .. interesting to see how he normally double up his expected price from the market price ..

Well, "your vested prop near LRT" has yet to be completed, LRT has yet to commence and you've yet to make any money on it right? Your limited perspective today comes from that single limited experience...........

My perspective and opinion comes from my personal experience of having bought more than 10 props near COMPLETED LRTs, and in all occasions has been "lucky" enough to enjoy :

1. Avg 80% to 120% capital gains
2. Double digit yields from 10% to 16%

So yes ............. I dont think you understand our perspective today................bcoz if you do understand............ there's no way you would have bought your Setia Walk............ wink.gif
