went to zarra site just now, ground/earth work already started.
Seem like the LRT station near Puteri Mart might be real. Is that good or bad? |

Proposed LRT station... ================ The Proposed LRT station will NOT be at Bdr Puteri/Bdr Puchong jaya side of LDP due to the high cost and technical problems... the alignment from Bdr kinrara...will follow along the back of IOI Mall...towards Tesco side, and perhaps a station is next to Rakan Muda station..and going towards the last station at putra Heights... if they connect the LRT station from TESCO side to Bdr Puteri and they cut the line back to putra heights...the cost & technical issues will make it impossible... so the easiest way is to follow the back of IOI Mall, TESCO...and all the way to TPP1, then to Putra heights..which has many parcel of govt land, TNB reserves, lake, high tension, etc |

QUOTE(myfruitbay @ Jul 4 2009, 02:43 AM) I physically walk up the peak remaining houses. Hi, for intermediate terrace in Summit, is $450K a good buy?Going in it alone. Not feeling any different from other. Maybe next time go with my building surveyor friend. I found these are still available from website 5-8 units, 4 units facing T junction, the rest is ok. However can see a bit view one facing North West西北, feng sui master, is this OK??? ONLY 1900sf this is why is still have so many units... price / sf is high. $$429800 basic unit $$445800 changed tile, according to IOI staff bigger then the peak 75x22, maybe left very poor position house. 1965sf $$389800 bigger as well 75x22, but the pillar is not in middle at car porch, good design $$418800 I got to get the ioi staff, interview them a while... I will do more analysis.. and put up here.. thanks for feedback too, keep this up. Tomorrow, i will visit DPC. See what is offering. If can I buy, in my dream. All these hype about LRT extensions to Puchong and etc etc etc can be marketing stretegy of some parties. Check out this link and do you notice the date posted was just before the General Election?
http://www.bernama.com/bernama/v3/bm/news_lite.php?id=318408 The talk about the LRT extensions have been years already.....now what happen? All talk only. I would not place any investment based on LRT "proposals". I guess a lot will depends on the political stability or who is in power etc.... Just my 2cents I thought BPP is getting more and more congested these days. Few years ago, I can park easily and with less congestion...nowadays...especially the Citibank area....very congested. And dunno which smart ass go and put all the temporary dividers at the Giant Exit traffic lights forcing all cars to do the inconvinient U-Turn? Every morning when I go to work from my house in BPP there is a long queue at the main BPP flyover exit traffic lights....No choice? How many exits BPP has to go to KL?.... Its good to have a lot of amenities here but I think more commercial developments here will actually make this lovely place a very congested and noisy place. It is already congested now. With the PFCC and also the future IOI Intellicity - Imagine how are we going to get in or out of BPP? And what if there is no LRT? Or what if the LRT stations makes this place even more congested? How much Serena / Zarra Cost for 2.5 storey? 638K and 668K respectively.....that is already high price...and if you want a slightly lower density location that would be Vistaria .... but how much? For the same 2.5 storey it costs 760K!!! (Used to be 850K!!). IOI very smart to stretegize their price. Why house price became sky rocket high in Puchong? Well...thanks to so many contributors here for doing free marketing on behalf of IOI. And why they bother to do so much marketing? Maybe they could be the investors who buy and sell in Puchong area, hoping to push the price higer kot....and also thanks to some of the kiasu Aunties and Uncles who visits IOI Office and "rebut-rebut" to grab their property. No wonder puchong houses are now overpriced. Soon they will behave like those who queued up for 12days and 11nights in Island and Peninsular office in Bandar Kinrara to buy houses. I miss those days when I first shifted to BPP in 2003. That time, dont even have the MPSJ people issuing saman, u can just park for as long as you want. Not to forget many MAS air stewardess used to stay around the apartments in puchong. Those were good times.... That time there is no Giant, no PaPa Coffee, No Syabu Syabu, No Asia Cafe, No Congestions. That time we only have Tesco and IOI but it was sufficient to fulfill our daily needs and shopping for groceries were a breeze. Look at what happen to TESCO now?? Cant even get a trolley...have to rebut rebut with those aunty and uncles to grab a simple trolley! Dont bother talking about shopping for branded goods like LV, Coach, Burberry, Prada or even mid range brands like Armani Exchange, Lewis, Calvin Client or DKNY......as even now also Puchong do not have such high end or mid end malls. Perhaps you could get Niichi, Giordano and Ogawa in IOI. However, talking about movie tickets, puchong does has advantage ....you get more chance to get a blockbuster movie tickets at IOI Mall where usually in Mid Valley or Sunway are already sold out and also costs Rm2 cheaper at IOI compared to Sunway Pyramid. Why? Becoz no one fancy IOI mall GSC...not fully carpetted and u have to bend your neck to look up to see the screen. And please do not brag so much about Binary collage, I see more and more africans loitering around our neighbourhood. So please do not over-rate puchong, it is not so Posh over here. I still prefer how it used to be few years back where it was more peaceful. This post has been edited by gilamabok: Aug 23 2009, 12:19 AM |

It is congested, no doubt, i presume you have earned some handsome capital gain and can afford to sell it now in order to buy in somewhere not so congested. Appreciate you could enlightened me which area in KV is underpriced. Thanks |

traffic become worst when stupid people simply double and triple park and forcefully enter 1-way lane in oppossite direction.
there should be no reason for people to make u-turn at Giant traffic light, it's just the dumb stupid selfish driver drive towards the opposite direction... REMEMBER... the lane in front of Giant is a 1-way lane, only can head towards Citibank, not opposite... so now we all know who at least one of the culprit asses that contributes to jam the u-turn at giant.... the one that quote "...smart ass go and put all the temporary dividers at the Giant Exit traffic lights forcing all cars to do the inconvinient U-Turn..."
