QUOTE(jasonhanjk @ Apr 28 2009, 04:28 PM) This is the correct method. Yet many forumers giving bad advise and could land the landloard in deep shit. Even this is the correct method, but the landlord has to be very patience to wait for the court to issue the court order which will take 5 or 6 months later; in other word, during the process period to get the court order out, the landlord cannot do anything but the landlord has to tolerate the "bad tenant" to use the premises for "free" until the court order is available to evict the bad tenant. Is this correct? And I think it is very important to make an IC photostat copy from the tenant.

I mean the file for eviction and give notice to the tenant only. 99% of the tenant will pay up before court date. This post has been edited by jasonhanjk: Apr 28 2009, 04:59 PM

During the waiting period, just go to TNB cut electricity, then tell management to stop water supply, see wanna go out or not.

I was wondering it is a legal way to cut off the electricity and water supply during in the middle of processing the court order???

lol, don't mess with your tenant, otherwise you just make yourself(landlord) suffer. Eg, the tenant will 1) dirty the place 2) destroy the furnitures and fittings etc before he leaves.... and one more 'creative idea' which is » Click to show Spoiler - click again to hide... «

I suggest the first step to scare the tenant by saying that will call the police rather than locking the door. Locking the door is not a proper method.... Unless the lease is clearly stated upon 2 weeks late payment. Doors would be shut, tenant forfeit all deposit, all personal stuff in the property would be sold off to reclaim lost income.

According to what you said, we just have to tolerate the tenant to damage our property and without taking legal action to claim for compensation from them? At least, I will forfeit all the tenant's deposit... I just called to tribunal office, they said they do not handle the problem in between landlord and tenant.

QUOTE(FirezZ @ Mar 19 2009, 12:35 AM) hi, as per the subject above, there is one guy renting a house of my mum and not been paying rent for probably 6 months, earlier it was 2 months din pay but keeps on delaying the pay . now he promised that he will settle up by end of the month and upon checking the tnb bill, there is around rm 8xx not yet been settled so just wondering if he still din pay / settle the due payment, what is the best thing to do ? is it possible to get back those money he owes ? fyi, he is a cop / soldier in cheras there.. shall i go and report to police on this matter or direct to the soldier camp on this a ? many thanks for the advice. haha.. same thing happened on my frend too. U can get help from some fat indian man to ask your tenant to move out.

Can you share the story..? To use violent method to force the tenant to move out is not a proper and legal way... Better don't do that..!!

an alternative method it might be worth considering that immediately after the tenant paid the latest installment (assumed that its already late), give him a termination notice to sign and have him leave in one months (according to tenant agreement) time.
at least this helps to cut losses..

My guess is correct. Husband and wife liar team. Don't bother. Going to court will not be in your favour. If this case get drags on, many more sleepless night.

I believe rental off ur place, is a business which involve 'risk' talking about sueing stuff, end of the day, wht u get? lose of $ & time. better be alert before u rent to anyone else. just take it as a experience for investment.. as i dont agree with sueing stuff, is totaly waste time... and know ur mistake or tread is as bad luck.
