my dad engaged a lawyer to sue the tenant if he doesn't leave or pay up. the next day the tenant ran away without paying a single cent but at least he left.

another case was the tenant hutang 3 months rent, he ran away quietly & left the house key on the door knob & we discovered it until our neighbour called us.

both houses sold & no more renting out houses.... ever!

He's a soldier, which means government, which means fixed, stable salary. If he's telling the truth you can get it back. If you have a legal agreement you can apply to have part of his salary forwarded to you automatically. This is called "garnishing" -- talk to a lawyer about that, 6 months is a lot of money.

If you have his ID and the contract you can still get the money even though you no longer have the house smile.gif he's a soldier, where can he run? if he goes AWOL the army will hunt him down, and they are the army, they're trained to hunt people down smile.gif

do you have an agreement? is it stamped and still valid?

if yes then read here

first you need to make a police report to back up your request.

is the tnb meter registered under your name?


could you settle the bill with tnb and request tnb to cut the meter off?


then you could also proceed to cut the water supply.


next get some taikor to help you to clear the house. whistling.gif

Landlords always get the short stick in Malaysia. Eviction notice? Get police to acton the stamped tenancy agreement? Court order? All cannot "walk" wan...

What I did was to call them up, and when they try to avoid, I went over and talked to them, still nicely but I left with the warning that if they still don't pay, they would come back from work/college and collect their stuff at the big "wardrobe" downstairs, aka the big DBKL trash container. I was so tired of hearing their excuses and delays. Did I really do it? Let's just say even after they move out they still keep paying in installments what they owed me.

I'm not like those triad members you see in TV, but critical situations require critical measures. But do have heart, in some cases the tenants may have some difficulties, and in these cases I let them stay for free. Karma's a b****, but it's one b**** you can't f*** with... omitofo.... sweat.gif

lolz.. tats wat we did.. well when he is shortage of $$$, we said it is ok .. just as long as next month,, u can settle it then ok .. next month .. he did really settle it.. but time passes... starting to owe and ffk.. till now 6 months jor..
yest all of sudden... he got sms me.. asking how much he still owe us .. hmm guess it is a good signal.. but according to my aunt, she said more likely, he is just pretending and will lari eventually....
well, i do think so, as long as he is a soldier (*govn servant) think he cant "vanish" just like tat .. the most, i will go to the camp and report kaukau... but will they layan me ?

Just a question is your place in those low cost area? Generally tenants like that appear a lot in low cost area.

ts, i feel u. my mom also having similar problem with her tenant. the fellow never pay on time throughout the year and his deposit edi burn. now my mom want to evict this fellow out but he don't want to move out and best of all this fellow ask my mom to help him to look for a house to move rclxub.gif. worst is my mom never sign any tenant agreement with this fellow.

since we are the same topic. ts tumpang thread. can i ask any member here have any good suggestion on how to ask the fellow to leave?

guess so, there are new low cost flat nearby
last time we rent it to an indian (no bias on any religions) and it is hard to blame him as well coz his son died in accident and since then, they did not pay any rent,
the worse part is, he left and luckily leave the key in side the house
rugi onli around 1K plus .. with bill electricity RM 5xx
found out he moved to nearby flat which i guess is cheaper. he was still ok coz still answering my call but keeps on delaying my payment
finally when my mum called him, that guy got flj ... and said dowan to pay ..well, it is within our expectation already ..

my mom didn't have the contract sign with this tenant due to she was too comfortable with the previous tenant. the previous tenant was a nice tenant. pay on time without much hassle and not to mention taking good care of the house. i guess my mom thought this tenant will be the same but at the end cause a big problem. it was a big mistake. i think i'll suggest ur suggestion to my mom to cut off the electricity and water to force the fellow out.

make a report in police station, giv some duit kopi 100/200 to speed up the process of wiping the tenant from your house.
That is what i did last time. =x

Luck stands for Labor Under Correct Knowledge.

The reason you guys have bad tenants because you didn't scan the tenants before renting the property to them.
Another reason is the lack to take quick action when something goes wrong.

ya lor... must take action quick! owners can't afford to let tenants stay for free right?

if the tenant ran away with a huge sum of water & electric bill lagi teruk....

i rented a house in IOI Kulai, the owner told me that previous tenant paid deposit of RM50 for water & electric bill. the tenant ran away & left RM300 water bills.... unpaid!

this one so easy la..let's see, the prop is under your mom's name, there's someone in the house, your mom doesn't want him in the house, and he's not the tenant, cos no tenancy agreement wat...

wei..this is trespassing liao! he's committing a crime! breaking and entering leh! can straight away ask police to go tangkap! but before report police, make sure he's home, then lock using a large chain so he can't go out, then oni take police there. then give RM50 to police and ask them to wait outside before you go in and belasah him kao kao...

er...i din say any of that ar..i just say oni play play (but I really want to do that laaa!!) brows.gif

6 mnths is too much ady..
my dad also hav a house for rent.. n every mnth if a tenant din pay we will warn him..
but if he delay rental for a mnth (cos our deposit is for 1 mnth) we will definitely halau him..
if he din leave the 2nd day sure my dad n some friends will take cangkul n halau..
although it seems a bit barbaric but tat's the way to handle such ppl..
but it's better to do it nicely... try report police.. since he no longer pay rent so he can be charged for trespassin like meejawa said..

today tried to call him, as expected.. he is not answering.. sms baru reply onli .. saying he is in kedah .. cant move his things yet.. saying to wait till 10thapril due to the byelection ...
he did mention that he will be back on 8th .. and will try to move the things till 11th..

after a few sms..... did force him to bank in rm 500 first...
he said will do so on this saturday
wat u guys think ?
should we wait again ?

guess with this move, my mum needs to go there to do it personally ...

any updates TS? i am also facing the same problem as you, although my tenant did not pay up yet for only 9 days... hehe. she and her family moved in on 1st feb this year with 2 months deposit given. it was through the agent and at that time the agent said that she worked as an engineer in lo & lo (anyone got this company's number?). i never thought much of it and just accepted it, its a mistake i guess. in march she delayed her payment by a week saying that her pay only comes out on the 6th or 7th. this month the excuse was that she went to indonesia and would be back today, but i was only informed on the 7th by her husband! i mean if you have the intention to pay me at least you would inform me earlier and not wait until i chase for it then tell me, to me that is intentionally delaying and probably not wanting to pay. my agent went to check them out yesterday (cause i am outstation) and said that no one is in the house.

now she and her husband avoids my calls and sms and i am preparing for the worst. called my lawyer and she said getting a court order would take 6 months... she advised that i deliver a normal warning letter first than see how it goes. it seems to me that although she is a lawyer she is siding onto the along tactics! hmmm...

forumers any advise? anyone has the engineering company lo & lo information? greatly appreciated.
