lo and lo... aisks... errr tat day he realli banked in rm 500 on friday .. siad after the by election, he will be back .. yesterday and will settle it on 10th ... tomorrow but honestly i still doubt it..
anyway .. i will sms him again today and see how he response again ...

if you ask/force him to leave now how much are your losses? i am thinking of asking my tenants to leave even if they eventually pay me because i have lost the trust and if they stay i would still continue to always pester them every month for the rental. very sien if like that.
just count myself unlucky lor even engineer also will play this kind of thing with me.

hmm to-date .. i got back rm 500 and just sms said he will be back from kedah (due to by election) tmr night and will start packing his things.. then next meeting will be either monday or tuesday as he said he will need to "move" his thing back to johor and come here back for our key back biggrin.gif
hmm guess he will delay again +_+
so in total.. rugi rm 3K with 15 days (for this month) but for this month... we don intend to kira with him .. let it go like tat ..

i intend to send a kind of legal letter (its a letter my lawyer drafted based on my tenant agreement) next week. my tenant ignored all my calls and sms and they are late for 11 days already. ohmy.gif hopefully they will choose to terminate and leave peacefully which is very not-gonna-happen. my lawyer actually advised if they do not listen i could just walk in and change lock and also cut all utilities. i thought it was illegal and showed her the relevant websites that i could get sued for it even though the tenant agreement allows me to repossess if payment late for more than 7 days. i am still waiting for her reply... sweat.gif
very troublesome as i have to fly over back to kl and do all these. i was thinking of having my agent do all these but not so confident on him...

Yours is also management problem. sweat.gif

I always recommend newbie to start near home, when problem arise, you can solve them easily.
Once you are more experience, normally you would have a good property management company to take care these "things".

able to contact his wife. which i believe they are having some commotion at the moment and she is in johor now
i am still unable to contact her husband.. said yesterday nite will pass me the key but MIA ....
tried to sms his wife.. said give her time till tis end of month .. then she will move all her things..
told her ok as long as she can bank in at least rm 200 bt she refused saying no money
since her husband is MIA and wont ans my call.... what should be the best thing to do ?
total lost rm 3.5 K and bill electricity rm 8xx ...

his deposit : 1 month + rm 200 = rm 700

now i just keep on calling him... errr just press dial and leave my phone aside tongue.gif coz i know he wont pick up the call .. just annoy him lol...

my mum and i plan to cut the electricity tmr... any good suggestions ?
should i wait till end of the monthas promised by his wife ?

i did to my tenant after he own me 2 months rental...

Go talk to your lawyer about the eviction process.
The same solution I gave you last month.

Don't be surprise bad tenant can steal electricity and water from his neighbour, making their stay prolong.
Also get ready to pay re-connection fee for your water and electricity.

agree. cut ele./water things like that meaning u r being a bad landlord now and u will be blamed on court. Better get protection from police/law before any of your further action. U need to stay clean

im a locksmith and i seen this cases daily,(if your tenant is under contract) what i advice is first make a police report, then bring some heavy duty locks, those in ipoh can pm me for info, hhehee...

lock up ur place tightly, and put the copy of police report and a notice, "PLEASE CONTACT ME TO ENTER HOUSE" once he did , ask him to move out now or clear up the rent,

bear in mind to go with someone, best is kasi duit kopi ahem, and ask a police to follow u,

this will settle nicely and legally,

iit might seems cruel but that by the book, imho its already good enough if he or she owes u months and months of rent and been dodging u


as for new owner that wanted to rent house here's a tips take 2 months deposit, install prepaid electric meter and monitor the water meter monthly.
also the most important is to take in keys and lock deposit, eg i pass him a set of keys and must obtain the same amount back including condition of all the locks and door are not broken .

I just managed to receive the 2 week past due rent from my tenant.

This is what happened:
I called my tenant and said I will hire a lawyer to get a court order
to evict him, and he will need to pay for all court fees.
