hi,

as per the subject above, there is one guy renting a house of my mum and not been paying rent for probably 6 months,
earlier it was 2 months din pay but keeps on delaying the pay .
now he promised that he will settle up by end of the month and upon checking the tnb bill, there is around rm 8xx not yet been settled
so just wondering if he still din pay / settle the due payment, what is the best thing to do ? is it possible to get back those money he owes ?
fyi, he is a cop / soldier in cheras there.. shall i go and report to police on this matter or direct to the soldier camp on this a ?

Ya lor.. I already kick him out if he dint pay rental more than a month....
I think u should lock a police report first before kick him out....
Jus give a reason that your monther decided to sell the properties....
Hope others forumer will give u better ideal...

At least your tenant is not as bad as mine.

Normally if no pay rent for a month also will be given a warning or a notice of eviction.

Erm, deposit sure not enough to cover right?

I will sms him to remind if my tenant not pay more after 1 week... smile.gif

Give him a notice for 1 month, if no payment after the given period, make a police report & kick him out of the house. I don't think he will pay the arrears if you kick him or don't kick him out. Consider burn la....

ya la.. tat time owe 1 month .. ok lor... since he ald rent for 2 years jor.. mana tau .. afew months later .. owe again , said outstation (since he is a soldier) bla bla bla .. sms no reply .. call he wont pick up ... total 6 months liaw ....
now he said he will move coz next month will go to johor as he has to relocate there.. last week said will call me yest coz once if the loan approved, he will clear up the balance with me since i know it is just a lie ... cilaka.....
i am thinking, will police report sufficient to make him move out ?
how should i go and report it to the police ?
errr.. deposit, think can barely enuf to cover the bill for electricity IF there is no increament on the bill tongue.gif
the rest. tink burn liaw...
well if he ald moved out.. will post his name and id to remind others dont rent to him lolz

The last of the 6th basic step of property investing, property management.
Failure to manage properly can lead to many problem.

Set a date like 5th of every month, rental received on or later then this date, rent is late.
Late fees apply, like RM50 or 5% of rental, whichever is higher.

At the same time file for eviction, file and let the tenant know he will be evict unless he pay up including late fees within 5 working days.
Fail to comply and he will be booted, with all his deposit forfeited. If after deducting deposit and he still owe you, his personal item inside the rental property would be sold to recover the losses.

cant do anyhting one woh, my house rent to one indian and one chinese b4,

that chinese stay for 1 year wuthout paying rental,

and the indian stay for 6 month, and i halau him out, the next day, he is gone, and my wall is break, and all the wiring putus,

i find lawyer and consult them, ya i can sue them, but i have no time, and not worth since u need to spend many time and cash on it,

how about request TNB and PUAS to cut the electricity and water?
since that guy no do payment to them as also, i think they will keen to cut for you... tongue.gif

hmm .. one thing.. my mum promised to him as he said by end of the month, he will pindah and settle all hutang d... should i wait or.... cut now ?

10days to go... should ok but need to be caution on it...
maybe u should co-operate with the neighbours, worry that he wont inform ur family when he moving out...
get the neighbour assistant to contact ur family once found he are moving out from the house but no inform to u...

i am thinking, since he is still a govn servent, it will not be a big issue if i go and complaint to the soldier camp / direct to www.warkahuntukpm.com.my .. at least can deliver such msg to someone ? hehe

hm... maybe u inform other neighbour also bah... but assumed other neighbours informed u and the soldier suspecting was the aunty informed, no point also what... haha...

i dont think the msg can be deliver to his supervisor, bcos none of their business, why they want to make themselve in deep shxt? tongue.gif hence all the complains always filtered by management before reach to higher level...

i believe that the soldier planning to relocate another houses within 10 days... enough time to plan everything such as transportation... so beware...

well in such case.. i tink nothing i can do about it.. unless wait for him to reply or meet up to settle the issue..
since the worse we are thinking, he will run away with the rm 8xx bill , and 6 months rent.. :S

do u have his IC copy yet?
maybe u do a documentation that he promised will pay the balance amount and settle the billing end of this month with his signature approval... i think he wont easy to run away without paying the money and u still manage to log a report with police that he cheated your money... so his info may blacklisted and he will having issues to pay loan, etc... u will return the documentation to him once he settled all the payments...

IF he having the commitment that he will pay, what he afraid to sign? verbal promise always cheap... smile.gif

otherwise u prepare another documentation for him, said that he settled all the payments and bills before he left with your signature approval... so he no need worry that u chasing him behind even though he settled everything...

Go to court get a writ of distress...

Then the cops or court bailiff will help you remove him from the premises...
