You my neighbours???

There are few units is 25-3 which jalan are you? mine is jalan 1/2(Guess is this), is the most left 2nd row, which enter from the smaller guard house.

dude, add me in 248 - A...phase 2

went visit the last weekend. nice environment but saw the rules and regulations kinda dumbfounded. 200 for a blady extra access card
and the guards wouldn't let us in CB.
another thing.. any news about the developer/gomen building the proposed flyover? it's a bit mindfark to think that we need to travel all the way near templer park to make a U-Turn

cool.gif Hi ! thumbup.gif guy - that true the meter has been install near by the the club house. but did not have water yet.how long we need to wait 4 the water?i think wait 700 unit complete it. drool.gif anyway that a flyover will be done so we no need make a long u tant to KL. icon_idea.gif

Oh hie there senior LYN member! what took you so long to report in? If you been there last weekend, you can see some erected stuff by the roadside . The developer said (2 months ago) they're doing soil testing for the flyover and the flyover will be constructed by middle of next year. Those "erections" must be related to the flyover also.

Hi Everyone,

Welcome New Members

I see a lot of people with a lot of questions...... here's a few answers to your questions:

1. SYABAS WATER METER
Syabas is currently installing only 100 meters a day. They can only open the main water tank once all meters are
fixed, because if not the ones that have no meter also will have water pouring out nanti banjirlah....
360 water meters have been fixed so far.... and they still have a balance of about 340 to go.

2. LAD CLAIMS
For those who have written to developer to claim LAD, please write to the developer again stating that you are
revoking your original LAD request by resubmitting the request based on the date you have water supplied to your
parcel.

I have attached the sample letter for your use.

Please refer to your S&P Clause 27: Manner of delivery of vacant possession

1. Certificate by vendors architect certifying that the construction of the said parcel, has been duly completed and water and electric supply is ready for connection

the term ready for connection is elaborated in clause 35 - Interpretation
means water and electrical fittings and fixtures have been installed by the developer and tested and commissioned.

Till today, the Developer has only given CF and the certificate that was sign of by the architect which means we can claim for LD until we have the exact date of water connection.


3. CORRECT SPECIFICATIONS
We have collected a copy of the master plan. Desmond a committee member will try to get an external architect
to go though and see if the specifications are correct... such as the bathroom height, master bedroom height, front
porch, etc.

4. HOUSE DEFECTS
HBA has given us brochures of House Inspectors (its attached)... for a small fee they will come and inspect your
home and findout all the mistakes, etc and give you a written report on it.

oh wow so it's from there. yeah i saw it. it's just opposite the guard house right.

yeah haha i've been observing for awhile. but hm it's kinda suspicious as to why they aren't allowing people to go in. they got something to hide or what har. we pay our loan on time and they diligently send us reminder every month if there's slightest delay. ZZZZZZ. i'm kinda worried now when i see this. isn't this too steep? i don wan my car ended up with skid marks underneath the bumper

Well uhmm Im not sure what those stuff opposite guardhouse are. The erections I mentioned are across the main road to Rawang , next to Andari Villa. But their condition has been the same for months. 2 weeks ago I drove past there hasn't been anything "new" constructed, seems like the flyover construction didn't "move" at all.

Well, since that photo are many months ago, hopefully it can be tarred smoothly with low gradient. your unit number is not under Phase 2,but Phase 3.

My "latest" photo of phase 2 unit/roads shows a straighter road with no sharp gradient:

it's 248-A hmm i remember it being Phase 2, let me recheck it again. but how can you tell that it's a Phase 3?

In the masterplan in your SnP, each unit are numbered.

phase 1 :- 001 till 193
phase 2 :- 257 till 418
phase 3 :- 194 till 256

Weird huh, how phase 2 and phase 3 number range are assigned that way. One of the best way to double confirm is to check your SnP floorplan (front view). coz phase 2 and 3 exterior are very different.

can we grill our yard and balcony instead of door/sliding door??
tht bcos im sure many of us will locate washing machine etc at yard for 2nd and topfloor ..

this is more spacious for us rather than door grill..

I got my keys 3 weeks ago. My unit is 067-B which translated to 30-2 Jalan Amansiara 1/5.

Those units which are on the same row as mine had all the Water Meter fixed already. Perhaps they are doing it batch by batch. The reason no water when I turn on the pipe was, one of the worker said, Syabas has not turned the BIG pipe yet.

Well, developer wanted all the units to be consistent (common townhouse/condo ruling), hence all the grills must be of same design. I think any grill not visible from the outside/road can be different since nobody will notice it.

I've seen many condos where the owners even install different grill type on their balconies and the management doesn't seem to care. smile.gif

the pic u refering is about 2007..i saw it in 2007.

alan did u noticed that one house u can see from gard house had install grill but not follow dev spec for slide door.i went at night,the onwer had on the lamp,so i can c from far.
one more i think the grill had install at outside..if im not wrong..
